Hey dread,

Glad to see your still in it, and funny seeing more parallels in our lives since I first called you out in 2020 in this post: https://forum.mrmoneymustache.com/throw-down-the-gauntlet/race-from-500k-to-1m!/msg2676188/#msg2676188

We also have kids now (2) and instead of retiring bought an expensive house about a month ago and are remodeling it like millionaires as well (albeit pseudo-frugal deal hunting millionaires that do their own drywall work and plumbing).

Our savings rate has plummeted with childcare and the house project, but if we tightened the belt, finished the house project and took our kids out of daycare we could retire today.

Should be an interesting year at least.

I wonder if this is anyone else's normal or we're just wired (sp: weird?) the same way.

It's been hard to really fathom what I'll get up to when I turn the firehose off this year... so I'm delaying the end date kind of just out of comfort. It's a good time for me to figure out new hobbies and things to do as my kids age into self-play and I age out of trying to drink each weekend away.

I'm glad to see you stuck it through, and aren't completely smoking me yet. It's a tortoise vs tortoise race now but bring it.

We went from zero (August 2011) to 1 million in 10 years (August 2021), while only making a combined 85K/year at our W-2. Part of the reason for the lower combined income is because my wife switched from full-time work (50 hours/week) to part-time (20 hours/week) in May 2015 and we welcomed our son in May 2017. 

We bought 4 primary homes and converted 3 of them into rentals. Now in August 2024, we are at 1.65 million, including our primary home (170K). It took 10 years for the first million, but looks like it will only take about 6 years for the second million.

We are in a simliar position, but the journey was different.  Started out in April of 1999 at less than zero NW buying my first duplex while making less than $40k.  Then got married and my wife became a SAHM(now 5 kids) in 2002 while we made about $75k in that year.  Spent 6 years buying and selling rentals and rehab a couple ending up with 1 duplex and 2 SFR rentals when the recession happened(2008/2009) along with our primary home.  Briefly went negative NW in 2011/2012 due to upside down RE loans.  First made over $100k in 2016 and hit $1MM NW in Feb 2021.  Now at ~$1.5MM and trending from 1 to 2MM in about 6 years. 

We got here with a total of ~$8k earned income contributed to the down payment of that first duplex(all other down payments were sourced from "appreciation" equity pulls) and never contributing more than 8% to 401k and most of the time it has been 5% just to get the company match.  There are many ways to get here.  My first life rule is to keep everything as simple as possible. We could very likely be FIREd already if we had made other decisions but, we don't live with regrets.

Work your plan folks, it will be worth it!

I think our journeys are similar. Thanks for sharing. I was most impressed with your initial 8K real estate investment and then bought more rentals with equity.

I have a similar story, but my initial investment was higher (50K). It was a 36K down payment + 4K in closing costs and 10K in rehab. My first place was a 4 bedroom/2 bath and rented out 3 rooms to cover the mortage. After that, I bought more rentals with either real estate cash flow or cash-out re-fi's.

Everyone's journey is different. However, you don't need a super high paying W-2 to acquire rentals. If you buy some fixers in the path of progress, you can use the appreciation to buy more rentals.

I got extremely lucky on that first duplex.  It appraised for $165k at purchase and I paid 155k w/5% down and no closing cost loan(*always take the higher rate and no closing costs*) and lived in one side.  I purchased from an ad in the local suburban newspaper classifieds by owner(lucky I was in the right place at the right time).  The next appraisal in 2001 was $214k and I pulled out 10% down to buy a primary home, then in 2003 sold primary netting $40k and put all equity on 20% down on my still current primary home.  Pulled another 60k from the duplex that same year and did 100% heloc on my primary to buy more properties.  1999-2007 appreciation was rediculous and 2008-2012 was a tragic snapback that gave me shingles a couple times from the stress of our finances caving in on us.  Time healed those wounds(while never being negative cash flow) and now we are so far out of that place I don't see financial stress as a threat for us anymore.

Agreed on the low W-2 not being required for FI.  You are where you are today because of the choices you have made, as good or crappy as they are or were.

I dabbled in a bit of market timing on 8/5 and maxed our other rIRA instead of waiting for my second three-paycheck month in November.  It felt good but matters very little in the grand scheme.

Nothing crazy, been wanting more of a dress watch lately and I've been really liking the Longines Master Collection Chrono with the moonphase and the date pointer. Of course I'd really love the Glashutte Original Panomaticlunar, but not sure I can rationalize that one.

I dabbled in a bit of market timing on 8/5 and maxed our other rIRA instead of waiting for my second three-paycheck month in November.  It felt good but matters very little in the grand scheme.

August was my three paycheck month, so I did the same thing. It felt good in the moment, but doesn't really move the needle :) But it is fun on the day of.

Longines make a nice watch. GO is a brand that makes a great watch for the price, especially if you buy used. I had a GO Sport Evo Panodate for a few years. I bought it used and sold it for almost what I paid for it.

Spouse just accepted a new role with a nice bump in pay. We currently max his 401K and my 457B, but I also have a 403B that we contribute to. This might let us finally max that out too for 2025... I think we are going to use it to cash flow a few house improvements we've been discussing for the rest of this year... At minimum we will save the "extra" I have to down his 401K contribution to not max too early (and not capture the full match) though.

Hello!  Ready to join this thread.  My husband and I hit the 1M mark earlier this year.  We also have a 4 month old, which has kept me off of threads like this :)  We both work full time, own a farm, and have no RE plans, so nowadays just tracking the numbers as they go up.  Now with childcare and baby stuff we're not putting nearly as much into savings, the the NW changes will be investment-driven and the once-a-year paydown on farm loans.  But it's fun to go back and look at the numbers over time on these threads, so:

March 2024: $1,008,621.69   
April 2024:  $993,941.18   
May 2024:  $1,011,440.30   
June 2024:  $1,032,180.34   
July 2024:  $1,056,086.06

Haven't updated the August spreadsheet yet, so that'll be in the next time I show up here, probably in a few months.  It's harvest and we have a baby, not a lot of time to sit around writing fun little updates!

Let me clean this up a bit and keep engaged with my fellow MMMers.  I'll keep it to a few lines of initial commentary and only add if something drastic comes up.  Otherwise, just the fact ma'am.

Crossed $1MM LNW mark in January 2017, single at the time.  Married May 2017.  Initial goal to FIRE was $1MM.  Both semi-FIRE'd in 2020 (PT/mainly WFH; thanks for the push, COVID!) with about $1.4MM.  New goal of $2MM set.

$1.77MM LNW (self only) end of June 2024.  Need to clean up disaster of investment portfolio and reign spending back in.  7 1/2 years SEEMS way too long for $1MM to $2MM compared to market gains same time.  Probably want $2.4MM now to be set. Final answer.

So, I think I missed a round number in the chaos of diverting brokerage funds to home equity.

Current status:

I'm still trying to decide if I'm just going to track liquid here, or include equity. Equity feels so wishy-washy; trying to figure out real value is a pain and has a completely different rhythm for growth compared to stocks (at least, in my head).

Maybe in a few years when I'm renting the place, rather than living here. I'll probably transition to only tracking liquid for this race at the end of the year when the drop doesn't feel so painful. We'll see.

I feel like my FIRE number has gone up over the past few years with inflation, so although I originally thought 1.25M would be enough, I find myself thinking I need to have enough to buy a house eventually (been renting for a long time due to frequent moves) and that it may be difficult to buy once I FIRE without income to show.  Currently of my 1.3M I only have access to 870k because around 430k of it is in TSP/IRAs.  The past 3 years I have been putting money in a ROTH IRA because my income is too high to deduct a traditional IRA, so I suppose in 2 more years I would start to have access to the principle I put into that account as well.  I'm almost 38, so a little over 21 years until I could access the rest of it. 

I'm at 12 years into my military career, and uncertain that I will finish out 8 more years.  If I do stop before then, I would still get the VA disability pay, which given my current medical status, would likely be anywhere from $170 to $580 per month tax free.  (I know I have at least 1 definite 10% condition and maybe up to 30% between everything).  I've been passed over for promotion, so I could just stop trying hard and wait out 2.5 more years until they could involuntarily separate me and pay me almost 200k and 6 months of healthcare, or I could ramp up on the job, angle for command (I just slated, which allows me to apply) and try to make rank.  I'll admit, relaxing and riding into the sunset at 14.5 years doesn't sound so bad, with 2 more years of salary and gains (or possibly losses if there is a recession) and then a chunk of 200k at the end of it doesn't sound so bad.  I could always join the reserves for the remaining 5.5 years and get a reserve retirement, although it would require me to wait for them to recoup the separation pay before I could receive either VA disability or reserve retirement, and reserve retirement doesn't start until 60.  On the bright side, my cardiologist told me that I would live to be 120 because I have an unusually low heartrate with no negative issues from it (drops to the 30s sometimes when I sleep, practically sleeping in stasis).  Hopefully I didn't bore anyone with my rambling, been thinking more about getting out recently and maybe starting a family on my own.
