What size home for mustachian lifestyle?

Let's say for a single a couple, no kids, no plans of having kids like me and my gf for example.

Personally I like the 3 bedroom 1 bath setup and have found not only can my gf and I live comfortably in a house this size, less than 900 square feet. In fact, my tenant in that rental has her husband and two kids living there.

I ask because I'm looking at low cost SFH's in good areas with no HOA, areas who's  neighborhoods I've lived in before (apartments). It's a great area, and the houses seem OK in size, though some are  2 bedrooms and 750 square feet or so. I could always add on I suppose zoning permitting. I actually think something like this that is paid off or with a low mortgage due to the size/price within commuting distance to Seattle is excellent since it allows you to live sooo cheaply.

Ideally I'd get a place a little bigger with an extra bedroom, not only for options, (renting out a room, etc.) but for resale. But I ask you, what is a home size not too small and not too big, for:

-A single person.

-A couple with no kids.

-A couple with 1 kid.

-A couple with more 2 or more kids.

-A couple with extra space to rent out a room or take in a family member.

There is no "right" answer to this.

In general, I would go for a 3/2 every single time for rental capability and just general practicality. You're not paying much (if any) more to get an extra bathroom and it's much more desirable. I think anything 1200-1500sqft is about right. I'm a buy and hold forever type go so I say why not go with what makes sense for the most amount of people.

I love the idea of a tiny home but it just isn't practical most of the time. Generally, you're going to have to construct your own and do some planning, and resale is harder as well as renting. Also, I've found I don't want to live alone necessarily, but I definitely couldn't live in a cramped space with another human being.

A couple with two teen boys lived in this house before me - 3 bedrooms, one bathroom on main floor, plus open living area (living room, eating area, kitchen), in 1200 sq. ft.  Finished basement with a powder room.

I think a lot depends on life style and area.  If you can do a lot of outdoor living, you need less indoor space.  Here where winters are frigid, you need more indoor space for winter activities.  Your hobbies/activities also determine how much space you need, and what kind - if you have a lot of camping gear, say, you need the storage space for it.  If you do wood-working you need a shop area.  If you are into the fiber crafts, you need space for wheels/looms/etc. 

And it also depends on the house layout, how big are the rooms?  How efficient is the floor plan?  Two houses that look the same on paper may be totally different in how they are actually usable.

I lived in a room that was 100 sqft for 6 years. It worked for me. There's no right answer here. Just like people who are "mustachian" spend anywhere from very little to a huge amount. You have to figure out what is available and how much it costs and what that means to you. From personal experience, I can tell you that spending very little on housing is a great way to boost your savings rate without trying very hard. You're just automatically saving a bunch more each month.

When renting a room/sharing a house it is awesome to have separate bathrooms. Also if you have people who all prepare/shower in the AMs at the same time, it goes smoother when there's no time limits or conflicting access to the bath.

I am/was an empty-nester and have a 3db/2ba 1200sqft place and it's perfect with me & the unholy Spawn and her bf as they are temporary (moved back in a month ago). If worse came to worst (ie: job loss), I could conceivably rent that 3rd bedroom and/or the 2nd (after they move on) but I'd be more likely to sell the place and downsize because I'm not FIRE yet and won't be for several more years.

Just start looking around and maybe find a friend in real estate to keep tabs on interesting new listings that fit your parameters. I stumbled to this place while viewing another nearby so who knows what you might find out there?

The smaller the better for a big stache.

For a single person, I would agree with a studio or single bedroom around 500-600 sq ft.

For a couple with or without kids, a townhouse or house under around 1600 sq ft would probably work.

These sizes are not based on any data though.

My wife and I live in a 3 bed, 2 bath, 1,600 square foot house on one average income, we could, hopefully, sell the house easily, or rent it out. Sometimes it seems small (not much storage), but 99% of the time the size suits our needs.

What is your situation, preferences and needs for the space. How much does the place cost (down payment, mortgage payment), taxes, insurance, maintenance, how far is the commute, how much do you earn, and when would you like to FIRE?

It REALLY depends on where you live.

We have 4 in a 2BR, 1 BA, 1100 sf house. But this is CA, great weather (and atrociously expensive).  You can live outdoors year round, so small spaces are okay.  And small spaces are "normal".  Certain areas of the country have bigger homes, and if you are looking to rent, you want to choose what other people will like.

I personally was always attracted to the duplex, but couldn't afford one.

If you live in an area where a 3/2 is normal, that has more rental options.  Most people in many areas of the country couldn't fathom 4 people in a house like ours, but people in this area don't blink an eye.

In this area, a 3/1 or 3/2 for a couple with no kids would be considered crazy. 1/1 or studio is common here. DH and I were in a 590sqft 1/1 until recently, and now we're in a 2/1 with another adult. It's about 1000sqft.

YMMV, it's all about what you're used to. But for max stache, less is more. Embrace the minimalism ;)

Small house, big st ache.     Remember that houses own people so it is better to be owned by a small master.   Let's say next Tuesday you are having a good day and say "fuck it,  we're young let go for a 3 year hike in the far east". Toss the keys to the rental company sell all your shit and off you go.

2 bedrooms for a couple seems ample. One for the couple and one for guests/a home office.unfortunately its probably also the optimal size for a single if you actually have guests. I have guests approx 70+ nights a year (family and friends from other towns/cities and friends) so two bedrooms could make sense for me as a single. For many singles it wouldn't. But three bedrooms for a couple seems excessive unless baby plans are immenent.

Not sure why a couple without kids would need 3 bedrooms, unless one or both of them work predominantly or exclusively from home.  Since you asked for optimizing for mustachian lifestyle, barring serious intent to rent out extra rooms, I would say the following


For options to expand per OP. The decision 30 year old makes isn't going to necessarily stay the same for 30 years...It's better to think ahead and buy larger than you need by a little bit, just in case you need to rent out a room, take in a family member, have kids, etc.

My favourite is 400-450 sq feet for me + kid. Maybe 350 sq ft for me alone. I don't like smaller or bigger than those. 850 felt optimal for 5 of us.

Since my wife and I left our 3/2 six years ago, we have been happy with a 2/1 (no kids). Plenty of room for just us.
We do like to keep a second bedroom for overflow and a spare bed for guests. Since we live in an area with great weather and a beach a half mile away , we get visitors. I love the fact that friends and family come to us. We are somewhat of homebodies.

We have a 2400 sqft 4 bed, 3.5 bath home.  1 bed, 1 bath and approximately 700 sqft of that we rent out for $950/month and live in the other 3 bed, 2.5 bath and ~1700 sqft of that as a family of 4 (2 adults, 2yo boy, 4 yo girl.  The 1700 sqft is actually not very well laid out for the house only being built in 2003 and we've done a lot to make it work well.  It used to have one very large bedroom (20'x16') that we split into two rooms for the kids when the second ended up being a boy (now 9ishx16ish each).  We also turned the large living area right off the kitchen into a dining room (it had NO dining area before, unbelieveable) as we eat at the dining table for every meal and turned a 10'x10' office into our tv/family room.  I feel we have optimized every room in our house to make it perfect for our family and there is still about 200 sqft of wasted space (odd corners, too-wide hallways, under sloped ceilings, etc) due to the poor layout. 

We have an approx 1100 sqft 2/1 rental we own down the street that we plan to move to when our children have moved out and that'll likely work really well for us as a couple with lots of hobbies :)

We find our 400 square foot studio perfect for our family of two adults and one cat. Layout and lifestyle are important - it wouldn't work well if either of us had hobbies that took up a lot of storage space, though when I fold the bed into the wall I have no trouble practicing ballet or doing exercise videos. Our first apartment was a bit smaller and didn't have the Murphy bed, and neither of us had any complaints about that (I think the cat liked it better actually, since he had cat doors).

As a single person I'd have no trouble living in 200-ish square feet. Maybe smaller depending on layout.

I'll echo the common sentiment and say you'll get a different answer from everyone. DH and I could survive quite happily in 500-800 sqft. At this time we live in a 1,100 sqft house and that seems like a bit much.

Just don't under estimate the importance a 2nd toilet - the is a must have for a lot people. I love my husband but the fact that he can play the ass trumpet elsewhere in the morning has been a lifesaver.

We are about to buy a 3bd/3ba. Around 1800-1900 sq ft. My wife works for home and will use one bedroom as her office (allowing us to claim the home office deduction). We are expecting to have a kid next year and possibly another in 2018 so 3bd seems right for us. We honestly don't need 3 bathrooms, but we got this house at a good price so it's not a huge deal. Same with the size. We were looking at houses from 1200-2000 sq ft. We would've been fine with something smaller, but it just so happens that this house fit our needs even if it is a little large.

I guess my point is that it makes sense to have a range of sizes because the perfect house in the perfect location may not be exactly a 3/2 1400 sq ft house that is "ideal."

I've always thought the focus on pure square feet to be a little silly, for a number of reasons.  It's fine if you want to talk in generalities (1500 vs. 3000 vs. 6000) but I've been in spacious-feeling 1200sq ft houses and cramped 3000sq ft houses.  The house I grew up in was a 3-story (2 + finished walkout basement) colonial but due to the layout where it was all carved up into small rooms, it felt cramped.  There wasn't a room for four people to sit and watch TV comfortably all at the same time, for instance.  There's also the fact that basements are usually not considered in the square footage, but change things dramatically, either with extra storage space, living space, or both.  I'd rather live in a 1100 sq ft house with a basement than a 2500 sq ft house without one.  Then there is a consideration of features; three separate 150 sq ft rooms (den, living room, family room) is probably less desirable than one 300 sq ft great room.  And on and on and on. 

Finally, I think people on here really get caught up in the difference between, say, 1000 sq ft and 2000 sq ft when it comes to things like utilities and taxes.  There probably isn't a huge difference in a given area, it's more mental than anything else.

At 85 dollars per square foot, I bought as much house as the bank would give me in 2009. It was the best financial decision I've ever made.

PMI is a bitch though. Just 13 more months of that nonsense!

Crazy stuff serpentstooth... Definitely makes home buying a case by case decision!

I've lived in NC my entire life, with low wages and cheap housing. It's always so shocking when I hear the numbers from people in the financial fast lane. Crazy expenses, but crazy salaries to go with them.

I love reading rootofgood's stuff though, because his story took place in a LCOL area.

Still can't believe they gave me an 1800 square foot house when I was grossing 35k per year.... 2009 was a crazy year to buy a house!

Around here, if I had no kids I'd be living in a very fancy apartment of under 1000 sqft, and banking the extra $1000/month.
