E2 visa for USA

this is a bit of a shot in the dark but im hoping the Americans here will be able to help out.

So as you may already know the E2 visa is for small businesses and self employed to enter the US.

Will a Self employed landlord business be applicable for this visa. say i already own 1-5 residential units and i plan on renting them out but i need to be in the country to manage them, will i be more likely to be granted an E2 Visa and do you think i would have to start a small Ltd company in order to make the business legit in the eyes of the government? ( like having a merchant bank acc ect ect). if not is there any other visa's that i could be applicable for?.

There's also the EB-5 visa (for investors who will invest at least $500k in an enterprise that creates at least ten jobs). You could also fall in love with an American and get married. :-)

was reading up on the e5 visa. sounds good, invest $500k into a regional center and hopefully get it all back and then some in 5 years (sounds unlikely though that i would make any gains from it since all the projects do not seem feasible)
