The MMM way has always been my thing and I got no inheritance or head start. My wealth is all through my own hands and investments. I had $0, yes ZERO in July 2012. When I first started work right at 18 I instantly thought "I'm never going to be happy again". My goal then was to build up a passive income that matched what I was earning at work (35K per year at the time) and now 36K per year with my full time job (39 hours per week). I live in an annoyingly expensive place called Australia so my wage is around half the average yearly wage in Australia. It may sound good if you compare it to a US wage but trust me, if you live in the US half my wage to give yourself a more accurate understanding of the value of what I earn. My current job which I'm leaving soon to run my own business pays me SUPER (kinda like 401K in america). I pretend it doesn't exist... it will just be a nice surprise for me when I hit 65. Last time I checked it was like $3,000 but I haven't checked for ages and don't include it as a part of my net worth.

Anyway I'm 21 and have a net worth now of 145K (only loan is the 1 bedroom unit I bought near Sydney) which I bought to start my own business towards the end of the year (currently collecting rent). I have 2 other mini jobs which combined take up around 20 more hours per week combined. I live off the income of these other jobs (to pay for rent (living in a single room like a pro MMM!) and food) and fully save/invest income from my full time job and investments into more investments to build my passive income. My goal is to retire at 30 with 5 investment properties (won't be fully paid off but WILL be positively geared to ensure they quickly pay themselves off.

Those around me in their 20's at work go to clubs, bars and holidays in their time off or on weekends. They always want an escape from work. One of them on the same income as me saved up for an $8,000 one month trip around Europe. I made them a welcome back message hanging from the celieing and they weren't impressed when they came back. They were like "Take that down, I don't want to be reminded that I'm back in this shithole". Internally I was laughing my head off at their response.

Unlike others my age I NEVER go on holidays. This may seem biased and actually it is but I've convinced myself that an area just a little north from Sydney is the BEST place in the entire world and I'm so happy with it that I've stayed in it for life! Obviously my comment about the rest of the world being worse than my area isn't true but to me, I like to think it is so that I never have to go anywhere. I love going on walks on the weekends and for me that's my holiday. Why go anywhere when I'm already in a great place? Oh and I don't have a car, what a waste of money... Instead I walk to work (only 30 minute walk max or 10 minutes if I sprint as fast as I can).

Oh and here's the best thing I've heard at work. I was discussing with a less financially smart person around 26 years old who was telling me how she hates her job. I was about to be the nice guy and tell her about the MMM way but she just couldn't understand it. I started off saying "Yea, this job is pretty awful but one day imagine when we don't have to work anymore". She was like "But we will always have to work, you need money to live, you're not telling me you can't live without money are you?". She had an absolute fit and fell into a state of major confusion. I was then explaining that if you save money in the bank you can earn 3% interest on it per year. She didn't get it so I didn't bother continuing to tell her about better investments.

Anyway I'm eager to hear that I'm not the only 21 year old following the MMM way. Who else here is around my age? (not looking for a relationship, just interested to know). Thanks in advance for your replies oh and if you are older now yet followed the MMM way at my age I'd love to hear how you are going now.

Presume you're in Manly?

Can only think you've benefitted in some way from capital appreciation on the property - otherwise how do you end up with $145k net equity in 3 years on a $35k a year salary? But if you started with nothing where did you get the deposit from?

You should check your super regularly, if only to make sure you change your settings and minimise insurances now - otherwise your balance will get eaten away quite quickly through the default insurance automatic deductions.

I started saving heavily when I was your age, it was 2007 round about that time so you can guess what happened to my share portfolio.

Took a few years to recover - best piece of advice I can give you is that capital is king - understand your risk tolerance and don't risk any capital you aren't prepared to lose.

Ah nice to meet a person getting started at a young age and Heh, your a psychic right? I didn't buy in Manly, but I do rent a room there. I bought in a suburb near Dee Why (known as the dump of the northern beaches for reasons I don't understand). The property itself was settled a week or so ago, I've only just bought it with a 5% deposit (bank offered a good loan due to my perfect credit history and job stability (3 years same job, so I got the loan before I quit to start a business that will earn me 1-3x more than I'm currently earning).

So 35K x 3.1 = 108K. Where did the rest of the money come from? From Forex (oh and a bit from bank interest before I threw a large amount of it into forex). I started following a signal with forex trading using MT4 in April 2014. That's earned me a good profit but of course you need to look long term. I copped the occasional lose but so far I've only had 2 losing months. The rest has been profit. Forex is risky, I'm aware of that, I had a loss last week of 5K and a drawdown that was recovered from totaling 20K and an 8K loss in July last year. I know it's risky and I take full responsibility for the risks involved including the loss of the entire account (referred to as blowing the account). So yes, the rest of the money has come from forex (Which would be more if the greedy government didn't guzzle it up in tax!). Basically I'm not adding a cent more of capital to forex, I just withdraw profits now seeing the amount of capital slowly be replaced with profits. I got a weekly spreadsheet to track all my capital/investments so I know if I am truly making money through my investments or not.

My son isn't a member here but he's on the right path. 18 and working full time. spends nothing.
he's saving everything for a deposit on an investment property and plans to carry on accumulating until he doesn't need to work anymore.
at current savings rate he could have enough to buy his first investment property at the end of next year. he'll be 20.

I hope he stays with his eye on the prize...

Wow nice! Sounds just like me when I started out. I wish him the best of luck! Tell him I myself bought a 585K (well, actually 565K but due to stamp duty and other stuff...) property at 21 with an income of 35K per year. Still a long way to go paying off the mortgage but I'd rather start now than at 30. Hearing about someone else around his age achieving such a thing is sure to encourage him.

Just make sure he doesn't buy into those emails saying "Watch this video and be a millionaire in as little as a few months with this completly automated money making software". I doubt anyone is going to but for the kicks of it I've watched a few of those videos and they say things like "Imagine driving to work not to go to work but to quit. Imagine walking up to your boss and telling your boss you quit because working here is just losing you too much money and time that could be spent for much better things".

Boy those are obvious scams but they sure do put encouraging ideas into your head.

Started saving at 22, investing in property at 27 and switched to ETFs at 33. I'm 36 now and about 3 years away from FIRE.

Hey, at least you are saving and did so at 22. I've got people at my work in their 30's living paycheck to paycheck.

I'm 23 now but I started down this path at 21. Personally I'm following the "earn a high salary and throw it all in index funds" approach - no real estate or entrepreneurship for me, at least for now - and I'm looking at 5-6 years to FI. Good luck with your goals!

It's funny, because at least to people in the USA, Australia seems like a great, exotic place.   Who wouldn't want to live there?

I've only visited once, Sydney and Cairns, but we loved it.  And my friends who have traveled there have loved it as well.    It's funny that no matter where you live people will think of it as a crappy place to get away from

Ain't that the truth.

I vacationed in Australia a few years back and thought it was beautiful.  We drove the Great Ocean Road, which is definitely always lands on those "most beautiful coastal drives" lisits.  I saw the resemblance to some of the drives I've done in my own neck of the woods along PCH and then I realized, oh yeah, where I live would land on those lists too!  I started taking my state a lot less for granted after that, which is good, considering how HCOL it is.

To the OP:  Be thankful and happy that you realized you live in the best place in the world for you!  I don't fit your 21 and under criteria - just found this site at 31.  But better late than never!

Nice, I've got this phobia of having a high paying job with high expectations and a boss so for me running my own business as opposed to working for a boss and with co-workers is important. Technically since I'm doing it in partnership with the council they are my boss but I will barely ever see them and apart from a few visits to see how I'm going I'll be in charge. Anyway I wish you the best of luck :)

Also I'm glad to hear you guys say Australia is a really great place, it makes me feel so happy to live here. One of my older co-workers in their late 30's once said to me "the best part of going on a holiday is arriving back home because you realise what a wonderful place you live in".

There is no better feeling coming back from overseas, crossing the country from the North West of Western Australia, and then looking out the plane window as you fly over the Blue Mountains and see the East Coast. Absolutely stunning sight.

I recently turned 23 and have given up my lavish party lifestyle to try to get $$ so I can relax.  I am still paying off my student loans but have gone from 30k --> 12k pretty quickly.  I have about 5k in stocks and a good reliable toyota camry worth a few grand, so feeling pretty hopeful about the future.

I also think that Australia sounds like a very interesting place to visit.  The grass is indeed always greener.

22 here. I cannot imagine living any other way except the MMM way.
I am explosively paying of my student debt and am 1'000's of dollars ahead of my peers (common slogan being: I'm not going to pay those off till they make me).

I would like to invest. Real estate is not really my thing.
Working the corporate monkey job, but would love to be a subsistence farmer as my FIRE "job"

19, started when i was 18 but was barely earning anything (and still not lol) got 3k at the moment invested. made the silly mistake of having a lot of my portfolio in one stock. now im just praying it goes good as im switching over to funds and etfs.

22 here.  Rapidly paying down student loans and throwing the remainder in index funds.  I'm considering real estate, but don't have the time to seriously research my options until after I'm done with my professional certifications, which should take me another half year or so.  I'm going for the high income, index fund approach for now, but I'm keeping an open mind.  My pessimistic (no raises) plan puts me at FI in about 13 years, based off my budget.  If I so choose, I can really nail down my spending and make that faster, but for now I'm enjoying my frivolous lifestyle.

Nice to see some other young-uns around the forums

Did you sell your property(s) and switch to ETFs or keep the property and just change your focus to ETFs for all future investments?
