Title: Any ETFS that track UK property prices?
Post by: mubington on September 13, 2017, 11:38:18 AM
I'm looking to diversify my savings and hedge uk property prices, so I don't feel so left out as a renter if property booms. So I'm wondering if there is a geared etf that would reflect capital appreciation on an average uk mortgaged property? E.g. 50k in the ETF would rise or fall at the same rate as the equity value with a mortgage with, say, 25% LTV on a 50k deposit. If that makes sense!

Or is there a better way to passively invest in uk property in your opinion?

There is no ETF that tracks residential property.  There was one but it delisted and sold off it's asset's due to lack of interest.

I would check out propertypartner.co  which is the strongest of the UK property crowdfunding websites.

I've in the past used the Blackrock iShares Global Property ETF, there is also a UK-only one available. Might be the closest to what you're looking for.

Although having now bought a residential property I don't want to invest any more in the asset class, so my 'portfolio' now consists solely of Vanguard Lifestrategy 80%.

I aim to keep ~5% of my investments in the ishares property funds (I've got Asia / UK/ Europe / Developed) for a bit of diversification.
