Pretty happy with this considering I just paid a ~$17,000 tax bill, plus all the closing costs on the new place. At the end of December I sold a lot of my investments to prepare for the home purchase, and at the beginning of February, I sold the remainder of my investments as I got spooked by tariffs and wasn't sure exactly how much I wanted to put down on my place. So got really lucky avoiding the crash.
Side gig income has considerably slowed down, but I'm still on track to making a few thousand from the side gig this month. This would have been a huge amount last year, but pales in comparison to what I was making from October-February.
Now I have $230K in cash, and my problem is getting the guts to re-enter the market. If I were to lump sum today, I would have avoided a 17% decline in my portfolio, but it could always fall further. I think I will slowly dollar cost average back in, but retain cash so that I can pay off my mortgage in 3-4 years using prepayment privileges (20% lump sum each year + 20% increase in mortgage payment - might slow down on this if investing starts to look more promising)
