I bought a house! In a verrrrry spendy place! How do y'all account for house value in your total net worth? I'm thinking I'll take the Zillow estimate - 7% (transaction costs to make it liquid) as a ballpark. Sound reasonable?

For the purpose of this thread I do not count my home equity, but when calculating the value of the house I normally use (0.91*Zestimate) except lately the zestimate has been too high by about $40k. On my street there are 6 buildings with identical units which have recently sold for ~ $40k less than what Zillow says my place would sell for. Comps can change street by street, Zillow doesn't account for this. They take a comp from 5 streets over and it could be another world.

Aaaannnnd, 3 trading days later, I just hit the famed $1,000,000 mark for the first time! Barely, like $3k over, but I don't care, it counts!!!

It's been 2 months since I reached $900k for the first time, and 1 month since I reached it for the (hopefully) last time. Almost 10 years since I moved to the US with $0 in my pocket. Unbelievable.

I'm going to stay in this race until I feel that it's a little more secure than it is right now, but DAMN.

Invested assets, long term savings and debts:

12/31/14    $51,962.23
12/31/15    $92,762.33
12/31/16    $163,900.00
12/31/17    $251,415.07
12/31/18    $330,093.64 - new job, nice retention bonus from previous job
12/31/19    $519,878.70 - pension lump sum after leaving old job (rolled into 401k)
12/31/20    $714,958.33

---

01/31/21    $732,701.46
02/28/21    $752,893.42
03/31/21    $768,088.25 - maxed out 401k
04/30/21    $812,226.27
05/31/21    $818,349.97
06/30/21    $845,008.30
07/31/21    $870,706.07 - maxed out Mega Backdoor Roth
08/31/21    $896,241.14 - so clooooose to $900k
09/30/21    $893,116.97 - ouch? Annual bonus is in there, this is my biggest contribution of the year, lol.
10/30/21    $983,679.38 - wut?
11/30/21    $981,391.74

$515k, I am up over 100k in less than 5 months.
$639k, up another 100k+ this year. This is roughly $235k in gains in a year. Another absolutely wild year.

Very happy to join this group as of today. A few data points...

12/8/18 - $186,707
12/8/19 - $310,809
12/8/20 - $501,250

12/8/21 - $744,629

7/1/19 -  258,652
(lost count during the pandemic for a while there, new kiddo and house)
9/28/21 - 504,976
11/5/21 - 511,106
12/10/21 - 509,903

Feels so demoralizing to go backwards, did anyone else struggle hard with lifestyle creep around this NW?  I know it's first-world cry-me-a-river problems, but just curious if others experienced anything similar?

I've also wondered how people calculate their house in their NW.  I thought most just added the total estimate of the entire home?  Or do some only count their downpayment and equity?

Value of house goes in the asset category. Mortgage (if applicable) goes in the liabilities category. The resulting difference between the two is your change in net worth. This changes over time as you pay down the mortgage and perhaps re-estimate your house value.

It's impossible to know exactly how much your house is worth until you've sold it, but Zillow minus 7% seems reasonable. Anything roughly in the ballpark is fine.

There should be a special prize for people who cross over $1M right at the end of the year ...

About what I expected to be the outcome of the last month and a half. We've bought a house (and started renovations), gotten married, and went on our honeymoon in the last 5 weeks so I'm not too surprised by the drop.

01/01/21 - $400,149
02/14/21 - $427,486 (+$27,337)
03/01/21 - $443,490 (+$43,341)
03/19/21 - $451,670 (+$51,521)
03/31/21 - $458,005 (+$57,856)
04/15/21 - $470,187 (+$70,038)
04/30/21 - $475,833 (+$75,684)
05/15/21 - $486,446 (+$86,297)
05/28/21 - $497,565 (+$97,416)
06/05/21 - $505,428 (+$105,279)
06/30/21 - $517,109 (+$116,960)
07/30/21 - $534,405 (+$134,256)
08/15/21 - $543,454 (+$143,305)
08/30/21 - $548,512 (+$148,363)
09/16/21 - $578,628 (+$178,479)
09/30/21 - $563,939 (+$163,790)
10/15/21 - $574,190 (+$174,041)
10/29/21 - $598,171 (+$198,021)
12/16/21 - $584,144 (+$183,995)

Really wanted to hit $600,000 by year end (in part to keep on track for our ~7/2023 $1mm goal - which realistically may be more like 10/2023), but looks like we're going to fall a little short. Just means we need to step up our game for next year - I'm being told I'll be getting promoted, which should help increase the size of the shovel at least a little bit.

Hello!  We just had a big NW jump this month to jump us up to this thread.

Oct 2021:  $563,047.23

Nov 2021:  $571,338.24   A much more usual nw increase, around $8,000 in a month.  Nothing else exciting going on.

Unexpected bump due to some unexpected cash allowing some extra investments. Never mad about getting more in investments in what would have otherwise been a flat to down month. December will likely be only the market. All tax advantage space is maxed and I don't foresee anything extra to go in anywhere else.

I'm going to have to add a couple columns to my table! Or just remove the previous "race."

Congrats on the gains you've made in less than four years - impressive! I really like your table. I'm new to the investment race (currently aiming for $500K). Random q: How do you create such a beautifully aligned table? I used google docs and it was a mess when I tried to copy and paste it here.

Thanks! Quote my post again and you should see the table formatting. Delete/add your info! That's what I did originally (borrowed it from @dogboyslim who originally borrowed it from @ASW...)

Don't delete anything between the [brackets] (i.e.- "table" , "tr', "table") Just delete/add years/months/data as needed. Do delete the brackets with "quote" and "quote/" though or it wil show as a quote from me still.

Ohhhh nooooo!

My in-laws, when my DH and I first got married, had money saved in their 401ks (idk how much), but a basically nonexistent emergency fund.  They had one large emergency and pulled from their 401ks to fund it, with a payback plan, and then another smaller thing came up and they asked if we could repay them for something faster so they could have funds to cover it.

Living like that must be so stressful.

Checking in after bonus & RSU vesting!
Dec ‘20: $728k
Jan ‘21: $748k
Feb ‘21: $776k
Mar ‘21: $878k

Continuing the corporate slog as long as I can stand it is at least supported by the impact on my NW #s. As shitty as this pandemic year was in many ways, at least I took a big step towards eventually being able to tell my corporate overlords to stuff it when I FIRE.

Excited to close out this race with the close of the year!
Apr ‘21: $932k
May ‘21: $913k
Jun ‘21: $921k
Jul ‘21: $947k
Aug ‘21: $964k
Sep ‘21: $950k
Oct ‘21: $987k
Nov ‘21: $1,003k
Dec ‘21: $1,010k

Totals are liquid NW on Mint, excludes primary residence.
Since my last post I changed jobs within my company and find the new job to be much less of a miserable slog. I’m feeling good about finding balance with my work while building up the stash.

Closing up $126k for the year, and so close to the $600k mark that I can almost touch it! The $126k includes my maxed out my pre-tax savings, plus matching; roughly 10k to my brokerage accounts, and about $15k in cash. The rest is all thanks to the market. :)

Hi, everybody! Where's the coffee machine? The market's graduated a lot of folks from the 250k thread this year and I figure I might as well slip in right under the wire and join them.

Think I'll hang out here for a little while - on paper I should be here through late 2023.

Q4 Update
Since that painful quarter starting off 2020, $414k increase over seven straight positive quarters.

While Q3 was flat... Q4 was not! Just shy of one million dollars. (insert best Dr. Evil pose) If we just sold my used car, we'd easily be past this! (I don't count car values in net worth probably because I used to buy and sell my cars too often and didn't feel like tracking all that mess!)

Dividend income increased from $9000 in 2020 to $12000 in 2021!

We spent our butts off in Dec, probably the highest month ever, not including a spring vacation that will be paid off in credit card points. But it's hard to care when investments are up 200k for the year. I'm excited to max the 2022 IRAs on Monday and see my new 401k contribution on the paystub.

Oct 2021:  $563,047.23
Nov 2021:  $571,338.24

Dec 2021:  $600.016.41   That's insane.  Most of the month's jump (over $20,000) came from the farm paying down it's LOC a bit, and paying the annual principal payments on the two real estate loans.  Those loans get paid if there's any money left in Q4 for it, because the apple crop income we try to push into the following calendar year (in case the next year's crop is bad, and we can stretch it out for that).  So no big farm-related jumps for another 10 or more months.  Our net worth went up a little under $200,000 this year.  $85,000 of that came from the farm having a surprisingly good year, and able to pay down some debts.  We track the farm debts on our personal balance sheet, but not the farm income/expenses because that would cause gigantic swings and make monthly tracking relatively pointless.  Still over a $100,000 increase on our own!  Stock market can take credit for about $60,000 of it.  Compounding is cool.

Congrats to everyone else on their good years!  And to the graduates, I hope you stay the heck out of here :)

Congrats to those who've graduated, or newly joined this race! I'm pleasantly surprised we actually made it back to 600+ before year end (and a 200k+ year) - didn't expect that to happen but we'll take it.

01/01/21 - $400,149
02/14/21 - $427,486 (+$27,337)
03/01/21 - $443,490 (+$43,341)
03/19/21 - $451,670 (+$51,521)
03/31/21 - $458,005 (+$57,856)
04/15/21 - $470,187 (+$70,038)
04/30/21 - $475,833 (+$75,684)
05/15/21 - $486,446 (+$86,297)
05/28/21 - $497,565 (+$97,416)
06/05/21 - $505,428 (+$105,279)
06/30/21 - $517,109 (+$116,960)
07/30/21 - $534,405 (+$134,256)
08/15/21 - $543,454 (+$143,305)
08/30/21 - $548,512 (+$148,363)
09/16/21 - $578,628 (+$178,479)
09/30/21 - $563,939 (+$163,790)
10/15/21 - $574,190 (+$174,041)
10/29/21 - $598,171 (+$198,021)
12/16/21 - $584,144 (+$183,995)
12/31/21 - $603,373 (+$203,224)

Goal for 12/31/22 is $853,373, a $250,000 increase for the year, which may bring our 7/23 $1m goal back into range! Here's to 2022!

This year was my best year yet with over 200k increase on the year, I'm hopeful that I could reach the 1 million mark this next year if the market doesn't have a big correction, but as always, we shall see.  Thinking about hitting the 1 million mark is just insane.  I've only been on this journey for around 5 years on my own and I make less than 100k per year (before taxes).
