The last $100K is such a struggle. We are so close we can taste the freedom. Our investments are on autopilot and we know we’ll probably get there in the next couple months. It’s just so hard to waaaaaiiiiiiitttttt.....

A flash up to 1M!
I usually use the more conservative valuation from Zillow or Redfin to guesstimate my home equity, included in one of my numbers, but today I got a valuation from Nextdoor that put my NW (counting home equity) at 1.016 M!
Not quite believing it, but it's my first toeprint over the line!

I still have fifteen years before I want to retire. I feel pretty good with where I am at in life with regards to my finances.

I was going to revise my numbers removing the value of my pensions. This decision was painful because my wife pays into her pension. I'm not sure if there are any rules in this forum about what is considered an asset for net worth purposes. But I am including the value of my house and pensions in this value.  I read a half dozen articles about net worth and adding the pension to the net worth value is a debatable topic. However, all of them indicated it should be counted. One pension I plan on transferring it to an IRA. The other one will continue to accumulate in the state school pension plan.  I'll revise my numbers if there is a rule in this forum.

Make your own rule, based on what number(s) are important to you in your journey to FI! It's not a competition with anyone but yourself, so we don't all have to abide by the exact same ruleset.

I'm new to this thread but we passed a NW 500k around October of 2016, and we're are 975k right now. A 475k increase in two and half years feels absolutely insane.

I expect to be bouncing around 1MM for awhile with some planned larger expenses, possible market corrections, etc.

6 months later and we're at... 977k.

Hellooooo!!!

I am beyond excited to be finally joining this group. While hitting $500k is a great accomplishment regardless, these silly groups do add a little incentive. Primarily for the reason that these type of goals can’t often be openly shared. I felt comfortable telling my parents and two close friends. Aside from that, just my wife and I to celebrate for now.

We zoomed through the $250k-$500k group over about 18 months. I work as a contractor and will be likely having a good sized sabbatical before we hit $1MM (at least I hope so!)

I'm selecting a mortgage for my home right now: can you give some insight about why you selected a 15-year mortgage term?

At the time we were refinancing, I had three goals:
1. I was downsizing my job to about half my salary and wanted to refinance while my income was good.
2. When I bought my house, I was very ill and on disability.  I have since recovered.  I was in a “soft second” with a subsidy and the whole thing was at 5.375%.  That mortgage also had some rental restrictions because of its mission. Anyway, I wanted out of that and to pay back the subsidy so the next person in need could use the pool
3. 15 year rates were about 3.25% and the feds were chatting about their first rate raises.
4. I wanted to keep my monthly amount at $X and the 15year plus putting in $Y to make the mortgage amount Z made the most fiscal sense.

About 1 year after that, I got yet another new job back to my old salary. And then a few months later, we found our forever house. So all of that refinancing was for nothing but would have been perfect with what looked to be my future status quo.

appreciate it! The shorter loan term used to come with a large benefit in interest rate, these days it seems like it's very small.

..and I am back.

The last time I updated was June, so I "guessed" for July/Aug/Sept. Came out of my home buying whirlwind around $50,000 richer between income/a bit of equity even while paying some hefty realtor fees.

I took some loans out for a solar project, and my mortgage is *much* larger now. The goal over the next year is to pay off the solar loan and MAYBE pay down the mortgage a little. Sitting at around $580k in equities right now, so I could use a year to free up a little cash flow. (my mortgage company allows for re-casting, basically resetting the loan lowering payments)

This is all very TBD.

In other news, I crossed $750k. From my table it takes me around 2 years for each quarter of a million. Following this, in 2021 I should be graduating. My "LIVING" expenses are around 40-48k but my mortgage will need to be killed for me to live on that stache. Numerically, I put myself around "half" which means I am pretty far beyond half way due to growth. Maybe 4-6 years away realistically, putting me in my mid 30s.

I haven't been updating real estate values to market value in the last few years and there is now a ~30k discrepancy due to appreciation. rather than take it all in one month, I will be adding $3k/month to real estate asset values until those values match market values.

Optimistic / unlikely goal of 36 months to $1M (May 2022).  This assumes net worth growth continues on current exponential trend.
Optimistic projection of 50 months to $1M (July 2023).  This assumes steady 7% investment return and 3% wage growth with steady expenses.
Realistic projection of 60 months to $1M (May 2024).  This assumes steady 4% investment return and 3% wage growth with 1% expense growth.

I think I'll have to settle in for the long haul on this thread.

We bumped around at ~700-800k for awhile and it felt like it would take foreeeeeeever to get to 1 million.

End of October numbers totalled to 907$! Woot! Now I feel like we are almost there. Of course that probably means things will stall and it will be a year. Also, that has made H more willing to quit his job which would be a hit, so we'll see. I'm excited though!
