Crossed over $800k today. I was at $650k on 31 Dec 16.  I have another $12k worth of contributions to make before New Years, but at the rate it's going I'm now at the point where my stash is growing at a faster rate than I'm contributing to it (I actually hit that point a couple months ago).

There are so many race threads, but this is the one I (we) currently belong in (for a little bit anyway).

I was at $200K net work when I started tracking in 01/10.  Hit $500K in 10/13 (two kids and two unpaid maternity leaves, one cross-country move during this time).

Reached $900K in 08/17 (seems like it took a while but we remodeled a home, welcomed kiddo #3, took an extended 6 month unpaid mat leave, bought a car with cash).

Hoping to reach $1M in 03/18.    If that holds true, then it will have taken 13 years after graduation from college to reach the first $1M.  Not a race really, just a slow steady climb.

Net worth includes all investments, kids college funds and limited home equity.  I use purchase price as value though it has gone up $50K in value since we bought.   The reason I use purchase price is that if we are relocated, the only purchase price we are guaranteed is the amount we paid.  So every time we move, we see a nice jump in net worth as the equity is realized in my calculations.  I also don't include the value of our pensions because while fairly safe, it feels like counting eggs before they hatch.

01/2010  $200K
10/2013 $500K
08/2017 $900K

10/2017 $945K   What a stock market jump this month! At this rate, we could hit the magic number before 2018, but I'm betting it is 02/2018.

$0-100k took 17 months.
$100k-250k took 23 months.
$250k-500k took 21 months.
I suspect the next half million will take three to four years. A lot will depend on market performance, one way or the other.

Hey thanks, another 12+ hr day to round out the week. Hopefully this phase soon.

Goals are 1m for family of 4 but have to get expenses down another 5k.  Also depends on healthcare as I live in a market with only one marketplace provider atm.  Right now I've got Feb 2021 penciled in as my target date but I might go part time sooner.

I updated some account settings on Mint, and...

We are at $1 million total. It depends on an optimistic appraisal of our home, together with some valuations for hard-to-sell items (like my grandmother's electronic organ). I haven't shared the news with my wife, yet, which is unfortunate, as much of the credit is hers. We're settling up with in-laws on a large purchase, and I want to motivate her to negotiate that correctly. But I wanted to celebrate with you badass folks.

I'll still be on here a while longer, but I think I want to divert investment gains toward paying down some debt over the next few months now that we're in the two-comma club.

Estimates of NW over the years with more concrete values currently
2011: $40k  Real estate sucked (I'm a realtor and own rentals), income was low and equity was non existent.  Tough times!
2012: $55k
2013: $75k
2014: $160k  Being a realtor and also having a large portion of NW in real estate helped income and value go up drastically. (income $155k) plus asset appreciation
2015: $295k  (income $210k) plus asset appreciation
2016: $505k (income $242k) plus asset appreciation
Started using Mint for tracking in 2017
2017: March $515

I wish that it was normal but my job is very seasonal.  Most of my sales (realtor) are in the spring to early fall months and then winter I may tread water with income compared to expenses.

Well, we did it!!!!  We surpassed $1m in investments.  It's crazy how fast things grow once you have a big pile of money invested (markets going up definitely helped *a lot* too...).  Thanks to everyone for the encouragement, and good luck in your races to $1m!  I'm going to switch over to the race to $2m thread now but will pop in here every now and then to say hi. :)

I finally hit 500K this month. I'm ready to join the race to 1 Million. I'm currently around 503K.

32K student loans (combined rate around 4.75%)

I'm currently doing a cash out refi on a rental property. I'm lowering my rate from 4.75% to 4.625% and pulling out 148K. I will be sitting on 178K cash  in November.

My plan is to buy a fixer upper primary residence within the next 12 months . I'm hoping to buy a home that costs 400K to 425K that needs 50K of repair. The fixed appraisal should be around 550K to 600K. I'm hoping for 75K to 125K of sweat equity.

My current strategy for a  value add is adding a legal income suite that rents for $1200-$1500/month. After living at the house for 2 years and documenting the rental income the buyer pool should increase people you can use 75% of the rental income to qualify. 75% of $1350/month is an extra $1012/month of income.

The typical buyer could afford a payment of $450/month more by counting this rental income, which is about $100,000 of buying power.

Income suites were deemed legal in 2015 by the county, but many illegal income suites still exist. The idea is to buy a house with an illegal income suite and make it legal.

Hard to believe I was here updating just 3 weeks ago, boy this market has been crazy and my company stock is also going gangbusters.
I've updated the house value in Mint now so that gave me a nice jump too. I'm still being pretty conservative with the number though.

NW is now sitting at $935K
Investments/cash/HSA is now sitting at $772K

I'm very jealous of those of you who've graduated from this thread recently - great work!!!

We had a good month, despite some issues.  We sold $4.5k in stock to pay off the car loan and pay part of husband's fall tuition, and due to various family issues, I took 7 days unpaid leave from work in October (e.g., I gave up 25% of our monthly income).     

We spent half a day yesterday refining our categorization in Mint ("Walmart" should not be a spending category...damn, we spent a lot of money there over the last two years and have no clue what it purchased).  Next month, in the brief window when husband chooses to focus on money, we'll start looking into areas where we can cut our excessive spending.

Following. Motivation to save is waning quickly here. I'm very tempted to just coast on market returns.

When you start thinking that way, just remember that your financial independence equation is two parts:  your stash and your spending level.  While your stash may continue to grow due to market gains, if you are conditioning yourself to keep spending more money, your stash has to be bigger and bigger to support that spending. 

money not saved = money spent (unless you're giving it away or destroying it)
required stash = 24x money spent / year  (if you like the 4% rule)

In a sense, every dollar you don't spend is kind of like $24 added to your stash.  Or more accurately, reducing your annual spending budget by $N has a 24xN impact on the usefulness of your stash.

All numbers are investments; no house at the moment.

Last 2 months:

I'm still estimating the pension amounts as I wait around for the actual amount of my rollover.

Following. Motivation to save is waning quickly here. I'm very tempted to just coast on market returns.

We are here to keep you motivated.

Saving is basically a bond. You can keep your 'stache invested more aggressively *IF* you have a high savings rate.

I am not an attorney.

But I have been there. Looking back (when it was all over), my regret was that I didn't make higher settlement offers initially, resulting in much higher attorney fees because we got into the expensive discovery phase early.

Also, call your homeowners insurer. Like this minute.

Posting to join in the fun, and to say that this...
$0-100k took 17 months.
$100k-250k took 23 months.
$250k-500k took 21 months.
...is awesome.  Both the progress and this way of thinking about it.  Go you, RWD!  :)

I think I might have enough data in Quicken to cobble something like this together, so I'm going to go back and take a look.

Our household hit $1M in net worth roughly a month or two ago, but I won't feel like a "capital m" Millionaire until we hit $1M in liquid assets.  Breakdown is currently $785K liquid, $243K home equity, for a total of $1.028M.
