First time posting here in this thread. With the stock market up and the insane job looks like a pretty healthy 4 month jump. Still cannot believe that my net worth has jumped $400000 in 3 years - this community has helped us do it. What does scare me is that I look at $1000 and I do not feel like it is a lot of money anymore. I am slacking in the saving so will post regularly to keep myself accountable.

26 months for 100-250k. Last post in 100-250k here: http://forum.mrmoneymustache.com/throw-down-the-gauntlet/race-from-100-to-250k/msg1440605/#msg1440605

28 months for 250k-500k. Last post in 250k-500k here: https://forum.mrmoneymustache.com/throw-down-the-gauntlet/race-from-250-to-500k!/msg2457040/#msg2457040

Recent NW:

May-19   $482,166.97
Jun-19   $506,489.11
Jul-19   $516,572.20
Aug-19      $520,552.46
Sep-19   $524,681.62

I haven't been updating real estate values to market value in the last few years and there is now a ~30k discrepancy due to appreciation. rather than take it all in one month, I will be adding $3k/month to real estate asset values until those values match market values.

Optimistic / unlikely goal of 36 months to $1M (May 2022).  This assumes net worth growth continues on current exponential trend.
Optimistic projection of 50 months to $1M (July 2023).  This assumes steady 7% investment return and 3% wage growth with steady expenses.
Realistic projection of 60 months to $1M (May 2024).  This assumes steady 4% investment return and 3% wage growth with 1% expense growth.

I think I'll have to settle in for the long haul on this thread.

6/2018 - $799K
3/2018 - $756K

Haven't posted since May 2018...oops.

May 2018: 523.7
 Mat leave for 14 months.
Sept 2019: 421 in cash and investments, 146 in rental properties. Total: 567

Not bad for a reduced salary year!

cash+rental equity       add primary residence equity
1/2016      $507K                      $627K
1/2017      $625K                      $797K

9/2017      $784K                      $904K

12/2017    $762K                      $903K  - remodeling primary residence! When project is done, big increase in equity!

3/2018     $725K                       $866K - still remodeling. Framing and all exterior done, all bills paid! (to contractors)

6/2018     $763K                       $910K    Hmmm. Zillow values for rental properties went way up. Making progress on the remodel.  Plumbing, insulation, electrical done. Just drywall, flooring remains!

9/2018    $830K                       $945K   We're painting this weekend! Just flooring and trim left on the remodel!  Cash went up because we paid off a bunch of credit card debt with HELOC. (0%promo rate was ending)

12/2018   $821K                      $964K   Slow and steady progress on the remodel. Thinking about selling a rental in 1stQ or 2ndQ 2019.

3/2019    $833K                      $977K     Just trim is left on the remodel. Rental house is on the market.

6/2019    $820K                     $953K      Had to buy a roof for the rental house. It now is under contract, though. Hope to close before the next quarterly update. Substituted real equity in the total now that we know the sale price for that one. (Zillow values still used for other properties)

9/2019      $832K         $977K      Closed on the rental house! So nice to be done. Paying off 0%CC bills related to our remodel. Flooring and trim are done. Just railings to go. Hiring out for that, they're tricky.... Final inspection hopefully before the next update.

1MM dates now   6/2022            3/2020

Very happy to have broken $900k. Hoping to hit $1M by the end of the year. If we achieve the goal before the end of next month, DH will be joining the millionaireís club before age 40. Thatís highly unlikely. At our current trajectory, we will probably hit $1M by the end of the year.

September 2017 -- $675k
September 2018 -- $776k

Would love to hit $1M net worth by December 2020, as I plan to invest about $75k from now until then ... we'll see how the market plays out.

We are currently around 700K. Over the last 4 years, we have averaged an increase of 100K of our net worth each year. However, that was partially explained by massive real estate appreciation among our 3 rentals.

I think a conservative estimate going forward is 60K/year, so we are about 5 years away from hitting 1 million. After we hit 1 million for net worth, the next month I will pay off all my student loans. It's 30K right now. The balance should be around 20K in 5 years.

I really want to hit 1 million before I pay off my student loans. I know it's a weird goal to have. I don't agree with the philosophy that you cannot accumulate wealth when you have student loans. My current student loan rate is around 5.25%. My real estate returns have been much higher than 5.25%.

Maybe 1 Million for Christmas?

JGS

Nice job. I'm still two years out.

What's kind of funny/disgusting is that I'm getting impatient.  I took another look at the data and I'm up nearly 200K in 9 months.... and yet I feel like things aren't going fast enough. That 200K increase is more than my actual gross income during that time period, so what the f*** do I have to complain about?  From another perspective, it took my 5 years of work after graduation to get over 200K net worth.

Patience, little grasshopper.

Just joined the forum so I could participate in this race. I'm right at 900k right now so millionaire status feels tantalizingly close (yet still far away). I can't/don't tell many people about this in real life, so I was happy to see this thread full of people who are in a similar position.

I'm going to join this thread but its going to take us a while to get to $1 million. Hopefully end of 2020.
Wife is still going to school. On track to graduate in 2 yrs so the main income is from me. I mdee around $10K0-$120K for the past 3 yrs and I don't know if I can keep up the rate for the next 4 yrs. ~$80K is more in range of what I can make.
Once my wife graduate from college hopefully our NW will skyrocket.....

$240K- Our main house already paid off. Zillow say >>$300K but thats not realistic.
$90K- Rental house. Owes $55K. Worth ~$150K. Zillow say $175K but thats not realistic either.
$73K- Vanguard IRA. I moved it to a money market account after Trump won. Stupid !!
$15K- 401K. Previous job. Same thing with IRA account. STUPID !!!
$50K- CASH.
$23K- 2 CDs maturing soon.
$11k- HSA account.
$10K- Gold.
$45K- We have 4 cars all paid off. Once is a almost new Lexus. Depreciating assets.
$35K- Wifes own account. Might be more now.
$50K- Safety deposit box. This is my own emergency money NOONE knows about except for you guys.
$15K- tax refund for 2016. Yeah I already figured out we'll get at least this much for 2016.

$657K as of right now. We have no debt except for the rental house but its not cost effective to pay it off.

- We can put away around $50K/yr even with my wife not working. That would put us at only $847K by the end of 2020.
- Our problem is all our assets are tied to the houses and not earning much for us. The rental is bringing us around $4K for the year. Our investments are LOW compares to others.
- So for us to hit $1 Mil by the end of 2020, my wife and/or our investments have to bring us the extra $150K.

I'm like everyone else, I had all my IRA and 401K in the Index funds before. I'm going to put everything back. If anyone have better ideas on how to get better returns on on NW, I'm all ears.

UPDATE: Just about 3 years later.

$210K- Rental house. Worth $225K. Paid off
$200K- House. Title in my name. Wifes sister is buying from us at 3.5% payment.
$130k- Main house equity.
$160k- MIne. Various investment. 401k, IRAs.
$46K- Wife. Various 401k, IRA
$45K- Various assets. All our cars are paid for.
$14K- HSA account
$6k- Gold
$62k- CDs. getting 3%
$36k- Cash at various savings account.

~$910K- all together.
From that last post, we were hoping to get to $1 million by the end of 2020 and we will get there easily.
Biggest difference is my wife graduate and got a job. $48k right out of school.
We're putting away around $44k of WIFEs salary away.(rest are taxes) plus with what I can put away.

Here's an update on the goal to Investments = $1M.
We've slowed way down since we've bought a new house and took money out of the investments account for a downpayment, will be remodeling the place (also likely to take some from investments), and carrying the other house too until we can move into the new one and sell the old.

date         NW        Investments
4/3/14     $430k         $225k
9/19/14    $500k         $275k

5/6/17     $750k         $674k (*I think I lost history on one of our accounts prior to this)
9/9/17     $800k         $717k
11/22/17   Assets hit $1M
12/15/17   $850k         $770K

I'm selecting a mortgage for my home right now: can you give some insight about why you selected a 15-year mortgage term?

Quarterly:
10/1/18 $502K
01/1/19 $480K - this was all market drop; no change to savings behavior
04/1/19 $546K
07/1/19 $579K
10/1/19 $586K - pulled a chunk out of our HSA to pay for childbirth costs incurred earlier in the year; also started daycare; husband took 2 months unpaid paternity leave... savings rate currently in the toilet

Includes home equity. Doesn't include roughly $30K in cash.

Anticipated graduation: mid-2023

I just found these calculators.
We come out at about the 80th percentile.
https://dqydj.com/net-worth-by-age-calculator-united-states/
https://dqydj.com/net-worth-brackets-wealth-brackets-one-percent/

Do you agree with what the numbers say for you? Are you surprised?
(Could post elsewhere, but not sure where)

Really important distinction between average and median at every age!

And EVERYONE on this thread is on average (any age) above the 80th percentile.

Joining this race.  Currently at $692,000 NW.  For context:

10/1/15 - $181,000
10/1/16 - $267,000
10/1/17 - $408,800
10/1/18 - $553,000

Iím surprised at how consistent my year over year increase has been.  Looks like this will put me at $1M in just over 2 years, barring any majors surprises.  Not sure Iíll feel ready to FIRE then, but it will be a great milestone!

ToughMother-
I'm selecting a mortgage for my home right now: can you give some insight about why you selected a 15-year mortgage term?
Hi @talltexan
At the time we were refinancing, I had three goals:
1. I was downsizing my job to about half my salary and wanted to refinance while my income was good.
2. When I bought my house, I was very ill and on disability.  I have since recovered.  I was in a ďsoft secondĒ with a subsidy and the whole thing was at 5.375%.  That mortgage also had some rental restrictions because of its mission. Anyway, I wanted out of that and to pay back the subsidy so the next person in need could use the pool
3. 15 year rates were about 3.25% and the feds were chatting about their first rate raises.
4. I wanted to keep my monthly amount at $X and the 15year plus putting in $Y to make the mortgage amount Z made the most fiscal sense.

About 1 year after that, I got yet another new job back to my old salary. And then a few months later, we found our forever house. So all of that refinancing was for nothing but would have been perfect with what looked to be my future status quo.

Happy to clarify anything else in a PM.
