We are currently around 700K. Over the last 4 years, we have averaged an increase of 100K of our net worth each year. However, that was partially explained by massive real estate appreciation among our 3 rentals.

I think a conservative estimate going forward is 60K/year, so we are about 5 years away from hitting 1 million. After we hit 1 million for net worth, the next month I will pay off all my student loans. It's 30K right now. The balance should be around 20K in 5 years.

I really want to hit 1 million before I pay off my student loans. I know it's a weird goal to have. I don't agree with the philosophy that you cannot accumulate wealth when you have student loans. My current student loan rate is around 5.25%. My real estate returns have been much higher than 5.25%.

Nice job. I'm still two years out.

What's kind of funny/disgusting is that I'm getting impatient.  I took another look at the data and I'm up nearly 200K in 9 months.... and yet I feel like things aren't going fast enough. That 200K increase is more than my actual gross income during that time period, so what the f*** do I have to complain about?  From another perspective, it took my 5 years of work after graduation to get over 200K net worth.

I'm going to join this thread but its going to take us a while to get to $1 million. Hopefully end of 2020.
Wife is still going to school. On track to graduate in 2 yrs so the main income is from me. I mdee around $10K0-$120K for the past 3 yrs and I don't know if I can keep up the rate for the next 4 yrs. ~$80K is more in range of what I can make.
Once my wife graduate from college hopefully our NW will skyrocket.....

$240K- Our main house already paid off. Zillow say >>$300K but thats not realistic.
$90K- Rental house. Owes $55K. Worth ~$150K. Zillow say $175K but thats not realistic either.
$73K- Vanguard IRA. I moved it to a money market account after Trump won. Stupid !!
$15K- 401K. Previous job. Same thing with IRA account. STUPID !!!
$50K- CASH.
$23K- 2 CDs maturing soon.
$11k- HSA account.
$10K- Gold.
$45K- We have 4 cars all paid off. Once is a almost new Lexus. Depreciating assets.
$35K- Wifes own account. Might be more now.
$50K- Safety deposit box. This is my own emergency money NOONE knows about except for you guys.
$15K- tax refund for 2016. Yeah I already figured out we'll get at least this much for 2016.

$657K as of right now. We have no debt except for the rental house but its not cost effective to pay it off.

- We can put away around $50K/yr even with my wife not working. That would put us at only $847K by the end of 2020.
- Our problem is all our assets are tied to the houses and not earning much for us. The rental is bringing us around $4K for the year. Our investments are LOW compares to others.
- So for us to hit $1 Mil by the end of 2020, my wife and/or our investments have to bring us the extra $150K.

I'm like everyone else, I had all my IRA and 401K in the Index funds before. I'm going to put everything back. If anyone have better ideas on how to get better returns on on NW, I'm all ears.

UPDATE: Just about 3 years later.

$210K- Rental house. Worth $225K. Paid off
$200K- House. Title in my name. Wifes sister is buying from us at 3.5% payment.
$130k- Main house equity.
$160k- MIne. Various investment. 401k, IRAs.
$46K- Wife. Various 401k, IRA
$45K- Various assets. All our cars are paid for.
$14K- HSA account
$6k- Gold
$62k- CDs. getting 3%
$36k- Cash at various savings account.

~$910K- all together.
From that last post, we were hoping to get to $1 million by the end of 2020 and we will get there easily.
Biggest difference is my wife graduate and got a job. $48k right out of school.
We're putting away around $44k of WIFEs salary away.(rest are taxes) plus with what I can put away.

I’m surprised at how consistent my year over year increase has been.  Looks like this will put me at $1M in just over 2 years, barring any majors surprises.  Not sure I’ll feel ready to FIRE then, but it will be a great milestone!

At the time we were refinancing, I had three goals:
1. I was downsizing my job to about half my salary and wanted to refinance while my income was good.
2. When I bought my house, I was very ill and on disability.  I have since recovered.  I was in a “soft second” with a subsidy and the whole thing was at 5.375%.  That mortgage also had some rental restrictions because of its mission. Anyway, I wanted out of that and to pay back the subsidy so the next person in need could use the pool
3. 15 year rates were about 3.25% and the feds were chatting about their first rate raises.
4. I wanted to keep my monthly amount at $X and the 15year plus putting in $Y to make the mortgage amount Z made the most fiscal sense.

About 1 year after that, I got yet another new job back to my old salary. And then a few months later, we found our forever house. So all of that refinancing was for nothing but would have been perfect with what looked to be my future status quo.

The last $100K is such a struggle. We are so close we can taste the freedom. Our investments are on autopilot and we know we’ll probably get there in the next couple months. It’s just so hard to waaaaaiiiiiiitttttt.....

A flash up to 1M!
I usually use the more conservative valuation from Zillow or Redfin to guesstimate my home equity, included in one of my numbers, but today I got a valuation from Nextdoor that put my NW (counting home equity) at 1.016 M!
Not quite believing it, but it's my first toeprint over the line!

I still have fifteen years before I want to retire. I feel pretty good with where I am at in life with regards to my finances.

I was going to revise my numbers removing the value of my pensions. This decision was painful because my wife pays into her pension. I'm not sure if there are any rules in this forum about what is considered an asset for net worth purposes. But I am including the value of my house and pensions in this value.  I read a half dozen articles about net worth and adding the pension to the net worth value is a debatable topic. However, all of them indicated it should be counted. One pension I plan on transferring it to an IRA. The other one will continue to accumulate in the state school pension plan.  I'll revise my numbers if there is a rule in this forum.
