I was able to add few hundred $s more than usual to investments. @Epor Usually about $6000 a month in addition to savings currently, rest gains or losses in market. It motivates me to compare with high savers, that way I tend to push a little harder or keep consistent. Its a race alright!
Jun-19 $348000 - INV $439000 - NW ---> DW's pregnant with our second baby :), That means now I have to plan for big expenses.. Minivan, Medical expense and more. I am trying convince DW that we can put off buying minivan for another 2 years. Wish me luck!

We had our house reappraised which added around $34,000 to our net worth. I am conflicted about using this new number because it's such a big jump. The reappraisal was good for us because it removed PMI, saving us $63/month, but the new number just doesn't seem real. If I ignore the home value jump, we still increased almost 6k this month.

I hear you. I have the exact same problem. In fact, that problem is what put me over $250k networth and allowed me to join this thread.

In my case, we finished our basement, which actually does add a lot of value. We had a formal appraisal and refinance, and the lending company is making the loan based on the appraisal. I decided to use that appraisal, too, figuring if it's good enough for the bank, it's good enough for me. But it's just such a huge jump! I think I'll carry the house at this value for at least a year. That way, if it is actually a bit high right now, it should catch up.

I have spent an ungodly amount of money lately - one of my cats went in for many dollars in testing and then had to be put down, which was really sad (and expensive).  I have a ~$9k loan at 0% for 10 years that's not factored into the numbers above (state-incentivized loan for improving home insulation efficiency) that I should add in once I figure out how to check the balance.  It's a tiny payment (about $116/mo) so I am not terribly concerned about tracking it.

It's going to be confusing trying to track my net worth going forward, because now that I have a house again I will end up with a decent amount of loans offsetting an asset of relatively unknown value, i.e. I got a $3k rebate towards insulation work ($13k of work at about $10k out of pocket for me), but I have no idea if that makes my house worth any more than before. It will reduce my HVAC costs, which is why I did it.  I'm also strongly considering solar, which is cash-positive out of the gate (between power generation and NJ SREC incentives), but again I'll end up with a ~$32k loan and no idea of how much value it adds to the house. Cash flow positive overall but a negative hit to the net worth, which is kind of weird.

why not try doing 250 to 500 in quicker time than you did 100 to 250?

Took me 26 months to go from 100-250, so that would require me to hit 500k on or before April 30th 2019.  Projection shows hitting it ~Jan 2021 at the current rate.  Slow and steady :)

So I've had some busy months and haven't been diligently tracking net worth, but had some time to figure it up this evening:

I have left my house in NW because in the end it factors into my FIRE plans.  We will be downsizing before we FIRE as we will no longer need a 4 bedroom house when the kids are gone.  As such, the equity will be validated or corrected when we sell.  Also, my home value went up quite a bit over the last year and has since come down as Zillow saw a ride up and a ride down, but it average out.  At this point my home value is $40K less on a sub $300K home, so a swing of over 10%.  I think it will work out for you and as long as you understand what makes up your NW you should be in no danger of making any foolish choices because of it.  I say no harm in leaving it there.

It's hard to know what to do. I had two professional appraisals done over the span of maybe 3 months. One came in at $315k, the other at $350k. A year prior, a real estate agent recommended listing at $300k. For my net worth, I just model out a 1% annual increase in the value, which, if it turns out to be too conservative, should account for the selling fees I'll end up paying.

Then again, I also never include our bank accounts for some reason. Which would add an extra $20k or so. I figure that's just money I'll "forget" about until we retire and then be a nice cushion.

I'm pretty conservative here also, I calculate the value of my home based on the price I paid for it * 90% (to account for realtor fees etc. ) and never increase its value. I still include the equity in my networth, however it only goes up due to principle being paid off

Once or twice a year, but those are usually resolved within the day. This is the second longest ongoing I've seen, and I've been active on the forums since 2015. The previous, forum hosting was completely switched IIRC. Whatever is going on, they'll get to the bottom of and fix.

It's hard to know what to do. I had two professional appraisals done over the span of maybe 3 months. One came in at $315k, the other at $350k. A year prior, a real estate agent recommended listing at $300k. For my net worth, I just model out a 1% annual increase in the value, which, if it turns out to be too conservative, should account for the selling fees I'll end up paying.

I feel like including non-liquid assets into my net worth is too cumbersome, so I've only included investments. Even though we plan on selling our house and moving, it's almost impossible for me to accurately calculate what our house would sell for when you consider the market, agent fees, and closing costs (and potentially repairs that would come out of pocket).

Then again, I also never include our bank accounts for some reason. Which would add an extra $20k or so. I figure that's just money I'll "forget" about until we retire and then be a nice cushion.

I'm pretty conservative here also, I calculate the value of my home based on the price I paid for it * 90% (to account for realtor fees etc. ) and never increase its value. I still include the equity in my networth, however it only goes up due to principle being paid off

Me too . I used the Zillow value when I first got serious about tracking, but then got pissed off because it can fluctuate 20% or more for no reason, so I went back to just using purchase price from 6 years ago. I only include house value so  I can see mortgage going down in relation to it. I figure it will be a nice surprise if the house eventually sells for more than we paid.

As mentioned above, I don't actually include cash, nor home equity. So we're actually already over $500k.

Oddly enough, I've been reading the "What does it feel like when you hit $1M" thread, and it kind of echos my feelings. Nothing changes. It's just a number, and we may swing wildly above or below it.

Aug-19: $204485 invested + $250k equity = $454k

Sep-19: $204404 invested + $250k equity = $454k so ultimately a flat month.

Should see a decent bump in equity come Sept though, bonus will go towards our 2nd mortgage.

There is a chance we are moving continents soon and would rent the house out at that point so opted not to invest bonus into debt paydown and keep it invested/more liquid.

Oct-19: $225122 invested + $250k equity = $475k

Hi everyone!

I'm a recent graduate from the other thread and am happy to be here with a new goal.

I'm 36, single, salary of around $130k (this is a new job and I'm finally able to max out my 401k), and live in the LA area. I own a condo up in Washington State where I used to live which now I rent out. I include the condo's equity in my total NW, however I'm really only focused on retirement savings for this challenge.

Yay, still increasing with the new little one. My spend has actually gone way down as my social life is now mostly done at home or at people's houses rather than finding expensive entertainment. I am also negotiating a raise at work as my job position changed... this will all go to savings so it may be a significant bump for my FIRE date.

I don't count my house equity, so this is just investments minus loans (I invest instead of paying off my low interest loans).

Up $4,329 to $363,509. Up $85,723 yoy. Higher expenses, no overtime. Steady progress though. The bigger news however, is that I was approved to go PT, starting this pay period. Yes! I'll be working a 5 days on/9 off schedule. I'll continue to invest, but at a much lower rate of course. Will probably be tarnishing this thread for quite some time. :)

My prediction is looking pretty good. I have a big property tax payment this month and am planning to refinance my mortgage at some point before December, but November seems possible. Again, we'll see.

Another good month. Good savings in addition to some help from good market gains. The way things are currently projected, I should easily hit $500k by the end of November. I do have a big expense this month and a vacation out of country next month, but should still be alright. This will have me graduating from $250k-$500k over the course of 19 months, which has been fantastic. I felt like $250k was a huge milestone, and I think $500k is going to feel even better. I don’t think I’ll really have $750k as a “goal” as naturally, the $1MM mark seems like the next focus. My job as a contractor is volatile and after this current project (scheduled to finish in mid 2021) I could gladly take a year or more sabbatical. I wouldn’t be surprised if my workload keeps increasing and as such, the finish date keeps moving out. I am so ready for another sabbatical, but getting paid too much in a not-terrible job that I can keep my nose to the ground and keep on trucking til FIRE if that opportunity is there. I really have no idea what that number is yet, too many variables.

Up $4,329 to $363,509. Up $85,723 yoy. Higher expenses, no overtime. Steady progress though. The bigger news however, is that I was approved to go PT, starting this pay period. Yes! I'll be working a 5 days on/9 off schedule. I'll continue to invest, but at a much lower rate of course. Will probably be tarnishing this thread for quite some time. :)
