I would recommend you don't use zestimate and just take your home mortgage & principal value, and add a % or two each year.  There's no reason to use a market estimate until you actually sell it, and then you can adjust for the actual change when it is realized.  Using zestimate is the equivalent of my buddy telling me he would pay me $20k for my $10k car... it's not reality until you have that cash in hand.

I'm going to start doing this, using a 1% increase each year. My zestimate has jumped around erratically in the 18 months I've owned the house, maybe due to the very small market size.

I've thought about this.  Last year zillow was pretty routinely (I think) underreporting the value of my house, so it's not always wrong in the same direction.  At least, I think it was underreporting since someone in my small building sold for much more during that time, and I had an estimate done as part of a HELOC refinancing that also pointed to a higher valuation.

I think I may just calculate out what it would cost me to sell (quite a bit, maybe 40K or so) and begin holding that as a liability offseting part of my equity.

I refinanced about a year ago, and the Zestimate has only now begun to approach the value the appraisal provided.  I find the estimate to be relatively accurate and in most cases lower than what I could sell for.  I am also in a stable housing market, so I am wondering if the feeling that the estimates cannot be trusted comes from people in much more volatile markets?

I haven't updated in a couple months.

Sept '14 (first time I aggregated all our various retirement accounts into one NW):  253K
Sep '15 355K
Aug '16  462K

I was (unrealistically unless the market went crazy) gunning for 500K by the end of 2016.  H's bonus hits Feb or Mar '17, so more likely scenario is that we top 500K then.

That is just accounts, we have zero house equity right now, and will probably take ~60K out for a DP next year sometime.

Adding 100K a year seems insane, but its a lot of one time things (converting an old pension of mine to a lump sum in my 401K, selling a house that we made ~20K on, selling a car).  At this point a lot is market gains, too.

Sadly, we probably need 1.5 million to retire at our goal lifestyle (autistic kid, college expenses that we plan to contribute 50-75% of the cost of, zero house equity at the moment) so we are thinking 10 more years.  If those costs drop, I may be able to talk H down to a lower number.  But at the very least we are closing in on SHTF territory where if he was disabled or something and couldn't work, we could survive bare-bones indefinitely.

Even a broken clock is right twice a day.  I was in a stable market, zestimate is what was unstable.

Zestimates are unreliable for the same reasons everywhere. The effect is generally more obvious in a volatile market, as the range of possible values is bigger.

March Update: I'm adding 2015 quarterly (for comparison) and switching over to a monthly update format for 2016...I think this will make it easier for me to track incremental progress. Year-over-year increase from March 2015 to March 2016 is $102,086 (!)

Dec 2014: $190,811
Mar 2015: $238,653 (+$47,842)
Jun 2015: $262,010 (+$23,357)
Sep 2015: $276,420 (+$14,410)
Dec 2015: $310,350 (+$33,930)
Jan 2016: $307,436 (-$2,914)
Feb 2016: $315,430 (+$7,994)
Mar 2016: $340,739 (+$25,309)

My husband inadvertently just set our $500k NW goal by declaring that he wants to be a "half-millionaire" by his 30th birthday. So, we have until August 2017 to hit $500k in investible NW. Given our current trajectory, I think this is very likely! I'm personally aiming to hit $500k in March of 2017...no math here, just sending good vibes out into the universe.

And a quick NW update, still going strong! Some of the significant increases are due to bonuses - Brown Bear's 6% bonus in April, and then my $5k signing bonus in May.

Apr 2016: $356,946 (+$16,207)
May 2016: $370,408 (+$13,462)

I think we're on track to hit $400k by Brown Bear's 29th birthday in August! Have to wait and see how things go...

Movin' on up...
June 2016: $377,258 (+$6,850)

I should probably mention that we've been diverting all of our extra cash into our house downpayment fund (besides 401(k) contributions, set to max for both). Sadly this means our monthly gains aren't so high right now since the house money is in a checking account yielding 0.75% per year. Still, this tactic means we're dropping $4,380/month into 401(k)s (including matching) and $3k per month into the house fund. Not too shabby. We probably won't hit $400k by the end of August, though, without some magic happening.

On to July!
July 2016: $397,978 (+$20,720)

Looks like magic is actually happening - $400k here we come (so close!) Did I mention that we did put an offer in on a house, and it was accepted? Our home inspection is scheduled for Wednesday and barring catastrophe we should be good to go!! I'm super excited :) We're doing some funny shuffling of funds right now but since we haven't actually paid anything for the house yet - we've just been moving money around - it's all still there. It's just that $85k of our total money pile is in cash....About $50k set aside for house/closing costs and the remainder for home improvement, which we're hoping will only cost ~$20k.

August Update: $403,403 (+$5,425) We've just cleared $400k!!!

Despite clearing $400k (which = awesome!!), this month's gain is only a tiny increase over July because we spent vast amounts of money last month. We bought our plane tickets to visit Brown Bear's family at Christmas ($3,328) and also bought some furnishings for our new house plus paid for the home inspection, appraisal, and sewer clean out ($2,770 total). That means our normal spending was ~$3,500, which is great, but add all that other shit in and you get to $9,500 in spending for August and it's just staggering. I hope to keep the general Sept spending lower despite our plans to close on the house this month. That said, we did take advantage of some good labor day sales for more home furnishings and hardware store necessities - $1231 so far and counting...Pretty soon here we will have to start re-calculating NW including home equity!

nice work yellowcat.  will be ~2 months before we hit 400k.  your savings/gains per month is pretty incredible.

Thanks Boarder42! To be honest I can hardly believe it myself. At this point it feels more like compounding & market gains vs. savings that's driving those crazy monthly increases, though we do have 2 people in our household earning & saving $$$, which of course helps a lot. You're not very far behind! Market willing you'll get to $400k very soon!

I recently realized that I've been accounting incorrectly in Mint (had something "hidden" from our NW summary) so it turns out all of my hooplah last month for passing $400k was silly because we actually surpassed that number in July :P Mustachian people problems indeed!

Actual NW as of 31 August 2016: $413,532

I'm not gonna go back and edit the proceeding months' numbers. I'll just take the artificial gain between July and August :) Here's to hitting $430k by the end of the year. I think that's a reasonable goal given that we're talking about dropping $20k-$30k on home renovations between now and then...

I'd like to jump on this bandwagon, albeit a little late!

Current NW hovers around $330k. Am pessimistically shooting for Jan 1, 2019, to hit the $500k mark, in part due to anticipated unpaid maternity leave and day care expenses wiping out significant progress next year. But it's nice to have goals!

Been a little slow for our family. I took a 3 month LOA over the summer and wife dropped savings significantly to cover the cost of expenses. So we basically contributed about $500 over the summer. However, I did get some major home renovations out of the way, my wife sold her SUV and we bought a Prius (took a roughly 7K hit on savings), and we dropped daycare expenses. So savings are expected to ramp up big time.

Oh and our home value has skyrocketed (although I don't include in net worth)

December 2015 - 250K-ish
September 2016 - 288K-ish

Liquid assets, not including home equity:
1/15: 88k
2/15: 96k
3/15: 100k
4/15: 115k
5/15: 125k
6/15: 135k
7/15: 144k
8/15: 161k
9/15: 172k
10/15: 186k
11/15: 181k
12/15: 203k

2/16: 314k
3/16: 329k
4/16: 344k
5/16: 344k
6/16: 344k
7/16: 345k
8/16: 357k
I've slowed down tremendously, stagnated during 4-7/16 at 344k.  Life catches up, but I'm back on the forums, getting my head back in the game.

Not to downplay it, but it's because he's only including liquid assets and that month home equity was converted to liquid.

Pretty good progress there! (I assume your saving 7-10 grand a month and the rest was market gains?)

Yay! Just crossed the 250k NW during my April 1 roundup. 500k is probably many many years away. But hey, DH doesn't think about our NW so I need someone to share it with! 500k conveniently coincides with what we need to support us with retirement starting at age 60. Once are near that point we're hoping to dial back on jobs/income maybe even to part time or seasonal work so I expect progress to significantly slow at one point. As for a quick background we are DINKS, renters with no RE, and still have student loans.

Our History:

Jan 2007 - (-242,000)
Jan 2013: (-26,835)
July 2013: 6,019
Jan 2014: 63,670
May 2014: 98,814
Jan 2015: 139,954
July 2015: 191,148
Jan 2016: 221,252
Feb 2016: 213,366
Mar 2016: 227,492
April 2016: 256,226
June 16: 277,742
July 16: 286,811
Aug 16: 299,578
Sept 16: 307,721

Yay! Passed 300k at the beginning of September. Pretty steady climb although its slowing now that pre-tax contributions are pretty much maxed out. My target is to increase 100k/year while we are both working FT. We are on track to pass that goal and hit 325k by YE. We also have our "old people" (60+) retirement 50% covered!

Both DH and I do not want to work FT as engineers forever. We definitely don't plan to work straight through the 8-12 years it would take to be completely FI. I've been leaning more towards intermittent sabbaticals or winding down to part time work earlier in my life rather than reaching full FI. That being said we've got pretty good gigs right now that we can milk for a few more years. So I use it as a benchmark of when I can wind down working a FT career type job. I figure if I have enough saved to cover my retirement from age 60 onward we are "free" to do whatever we want as long as it pays the bills. The percentage does take into account future growth between now and then. I would consider that amount untouchable.

gotcha we're both engineers but i have some pretty strong golden handcuffs at my place that probably will have me OMYing it even when we can fire in the next 6-8 years. every year i work past year 6 i will be getting an extra 8-10k and growing in SWR dollars.  easy to say i'd walk now but when its just one more year and you can spend 10k more in retirement if you choose. hard not to stick around ... though when baby 1 is born in the next 2 years i plan to request 4-8s ... then possibly 3-8s come baby 2 shortly after.

Just realized this thread exists, any way you look at it it applies to me.

Our net worth included our pension values if I we were to quit teaching and cash out is creeping closer to 450k
Our net worth without cashing out on the pensions is closing in on 300k

Here's the last year or so of progress:

Net Worth - Pension    $232,515

27-Jan 2016
Net Worth    $375,507
Net Worth - Pension    $270,665

30-Apr 2016
Net Worth    $413,121
Net Worth - Pension    $290,122

Something to celebrate: I paid off the last of my student loans this month! Thankfully, I haven't paid interest on them since 2009 (went back to school and then put the balance on a 0 interest credit card), but it's nice to have that albatross from around my neck.

And, it looks like $350k is coming next month! I have to admit that part of this month's bump up is due to ditching the Zestimate on our house (which had fallen quite a bit in the past 3 months) and changing to a 1% annual appreciation since purchase. And, this was a big spending month--even by our standards. There were tons of airline tickets and hotels, a bachelor party, a splurge dinner out...I hit the minimum spend on the CSR and then some. Thankfully, a bunch of reimbursements helped to smooth things out.

In other news, we're about one month's contribution away from hitting $300k in investment accounts. So if the market holds steady or goes up, we'll probably hit it by Halloween. Though I guess I wouldn't be sad if stocks fell, seeing as we're still 5 to 10 years to FI.

The numbers:

Nov 15: $255k
Dec 15: $256k
Jan 16: $241k
Feb 16: $255k
Mar 16: $277k
Apr 16: $290k
May 16: $294k
Jun 16: $305k
Jul 16: $330k
Aug 16: $336k
Sept 16: $345k

December 2013: 142K
March 2014: 178K
June 2014: 191K
September 2014: 205K
December 2014: 231K
March 2015: 232K (I self financed half a wedding this quarter, and began subsidizing now husband)
June 2015: 249K
September 2015: 272K (a new~30K in debt showed in this quarter from the first half of a 60K roof assessment I didn't have cash on hand for)
December 2015: 326K
March 2016: 342K (including some trades that will go through at close of business, I think)
April 2016: 345K (so. slow.  investing/paying off between 8 and 10K a month and I'm not sure where it's going!  I think my home's zillow value was skewing my total)
May 2016: 352K
June 2016: 389K
July 2016: 415K
August 2016: 478K
September 2016: 457K

So, I "lost" 22K this month.  But this is because I decided to start carrying a 40K "selling" cost for my condo, which I would need to incur in order to liquidate it anyway.  It makes me feel better about letting my valuation float with zillow.  Gonna keep plugging and should still hit 500K by year's end.

2016 JUL:320k(+13k)
2016 AUG:326k(+6k)
2016 SEP:336k(+10k)

SEPT: Market did well, had a decent amount of hours. Good month!

+$84,000 this year so far. Aiming, for just under 100k in any given year of savings. Though, I am really only tracking worth gains, not savings directly. (So it includes gains in the market) Given 3 months left, and only 16k more to go, I should hit this goal.

Yay! Just crossed the 250k NW during my April 1 roundup. 500k is probably many many years away. But hey, DH doesn't think about our NW so I need someone to share it with! 500k conveniently coincides with what we need to support us with retirement starting at age 60. Once are near that point we're hoping to dial back on jobs/income maybe even to part time or seasonal work so I expect progress to significantly slow at one point. As for a quick background we are DINKS, renters with no RE, and still have student loans.

Our History:

Jan 2007 - (-242,000)
Jan 2013: (-26,835)
July 2013: 6,019
Jan 2014: 63,670
May 2014: 98,814
Jan 2015: 139,954
July 2015: 191,148
Jan 2016: 221,252
Feb 2016: 213,366
Mar 2016: 227,492
April 2016: 256,226
June 16: 277,742
July 16: 286,811
Aug 16: 299,578
Sept 16: 307,721
Oct 16: 320,601

Update for October 1st.

Not tracking in great detail lately, but we're somewhere around $320K, saving $5k a month, and seeing good returns. I am hoping that we'll be well north of $350K before we draw down our work hours, but it won't matter too much.

483K today (813k if you include home equity).  My rise in liquid NW this year has been driven by MO, PM, and our retirement accounts, but especially MO appreciating more than 40% in the last year.

505k as of today!  Holy shit this feels good!

I discovered MMM a couple weeks ago,  and ever since have been reading posts, the forum, and puttering around with paper and pen, trying to figure out what I'm doing and how to get where I want to go. (So much to learn! So many questions!) But I figure I should set some goals and track some numbers while I do more figuring out.

So:
May 2016: $267, 040

This does not include my house, which is not yet paid off. I expect it will take me several years to get to $500k but at least I'm heading in the right direction.

9/31/2016: 293,421

As it turns out, I didn't quite have a handle on my work retirement account back in May, so the May number is low by about 3k.  My September number is also going to be off because I'm impatient and don't want to wait for the September gains to get crunched for the same account, so I'm using the number as of 8/31/2016. Still, I'm pleased not only to see the numbers going in the right direction but by more than I would have expected (there was an annual bonus in there that I won't see again til next year, but work profit sharing should appear in my retirement account in the next month or two, I think. After that it will be slow and steady winning the race).

How do you all handle accounts that take awhile to update? Do you crunch numbers when they're done (mid-month for me) or use old numbers?

Two things...

1. From one month to the other, its pretty inconsequential.

2. Every account I have ever had updated daily.... (I just figured this was the case for most accounts?)

I use whatever the value of each account is at the end of the day on the last day of each quarter (so, 3/31, 6/30, 9/30 and 12/31).  There's no manipulating or worrying about money that hasn't been transferred or otherwise counted yet; whatever my bottom line is at 5PM on those four days is the value that goes into my spreadsheet for the quarter.  Sometimes that means the last contribution for one quarter gets included with the next quarter's contributions because a transfer is still in process, which happened this quarter since 9/30 was a payday.  Also, I often get paid overtime money from one quarter during the subsequent quarter since my employer generally pays overtime out 1-2 months after the fact.  So be it.  If the money is not physically in my account on the day when I check, it doesn't get counted.

My only accounts that are on a bit of a lag are my 401(k) (it takes a few days for the buys to register, and for my payment of my 401(k) loan to show up) and my mortgage.  I know exactly what is going to debit or credit each month for both my 401(k) and my mortgage, so I just pretend it happened at month end, and not 4 business days later.

Thanks for your answers, Anon, Libertea, and OnlyKelsey... I think I'll go with the "I'll count whatever is there when I look" route.  I'm not sure why it takes a week+ to update each month. It's a profit-sharing account rather than a 401(k), though frankly as the profit is shared only once a year I'm not clear on what the hold up is each month. I guess it's for the fund manager to get their ducks in a row.

I recently got married which gave me a nice boost to get me over the 250k mark :) We're both pretty serious about saving so I'm excited to see how quickly we can get to 500k, I'm hoping for December of 2018.

Starting 10/2016 - $310,000 (rough estimate since we still have a few accounts left to be merged) Woo-hoo!

We've been flirting with the number too for a while now. We briefly past it, bought a house (which I value at about 94% of appraised value), but now the market gains have pushed us back up close to the threshold already again. It'll be a few months before we reliably get over but we're definitely close and I think at month end we will bump over.

Man we've been stagnating the last few months since buying the house. Though I guess that's all due to market drops and quite a few large expenses more than anything else (paying a years worth of property taxes and buying a bunch of house related stuff).

Be nice to go upwards a bit more though so we're more reliably in this race.  Should start happening soon though as DW started a job and our expenses will level off a bit for the next few years, unless we make mini-enders :-)

+1. Our house purchase & renovation has us on a sideways trajectory for now. I have a feeling it will end in November, and I know it will be worth it.

Hi Everyone,

Just found this thread, and jumping along for the ride. Our current liquid networth as at October 2016 is £324k.

Using google docs to forecast we're aiming for October 2019 to reach £500k. Thats modelled on contributing £2.5k a month and returns of 7% on investments.

Good luck everyone!

Wow, a phone plan for fifteen bucks!
