For context: I'm 34 in a HCOL city. I'm married, but these are my own numbers since we keep our finances separate. Includes cash, retirement, and credit cards, which are used for normal expenses and paid off in full every month.

Also, because I wanted a cleaner post, I went to just 2024, but wanted to also note that I graduated to this thread in Feb 2020 with $257,961.03.  It looks to be a doubling in five years for depending on the market.  This is slow compared to the heroes of MMM forums, but still glad to be getting there.

I haven't posted since last August, primarily because I made very anti-mustachian purchase that set me back nearly a year in savings. I don't regret making it at all, just ashamed to admit it here. It's generally been an awesome year since I got home from deployment. Unfortunately, I'm back overseas for a couple of months before moving to Florida this summer. Going from one high cost of living area (SoCal) to an area that's about twice as expensive (Key West). All that being said, I'll get a solid three years with no deployments, no time in the field, and no time aboard ships - just sweet family time and (hopefully) picking up some new hobbies like saltwater fly fishing, diving, and sailing. Hopefully, by this time next month or the following month, I'll be able to report graduating into the $500k club - I'm up $75k in the first five months of this year, so things are looking good.

Net worth consists of equity portfolio, two rental properties, and cash (checking/savings). Liabilities are month-to-month credit card (PIF every month), two mortgages on rental properties, one car loan (will be PIF 24 months from date of issue) and what’s left of my wife’s student loans.

THanks, yes it did, and I am grateful for it.  I hope it will hold, but have always been of the mindset there will be ups and downs in the market and to just stay the course.

I will stay in this thread for a couple more months and then (assuming no big summer swoon) I will move on to the next group and look forward to seeing many of you there soon.

@CanadianTeacher - I don't know your savings rate, but I hope you reach your $500k goal by end of year with a low savings rate.  That would equate to at 25ish% market gain from now until the end of the year which would benefit us all.  (assuming you invest in the market).  Well done never the less, those are impressive numbers!!! Six-seven years to half a million.  I have never even approached that kind of progress, but love to see when people do it.  Count me a fan of your progress.

Thanks! Don't have a low savings rate, but I'm heavily invested in equity ETFs and funds. The market boosts are always helpful. If I keep to my budget, I can save 71% of my full time job's income (about $5,000 after taxes). The commuted value of my pension also grows by about $1000 each month and I count that in my net worth, while others wouldn't (I don't plan on working until I'm 55 and I may very well take the commuted value.)

I have a low cost living arraignment right now, but will eventually be buying a condo once I save another 100K or so - granted housing prices don't balloon a ton.   I'm also blessed with a side gig that's pretty passive. Last year I made $40,000 (pre-tax) from it. Things have slowed down this year but it still brings in $1k+ (pre-tax) per month.

That is a kick-a$$ savings rate!!!! 

I just went through two wedding$ and quarter million (down payment and remodel costs) hou$e purchase.  I have two cards to pay off from that which are less than $20k total.  I need to sit down and redo the budget after those are PIF which should be no later than August.  Goal after that will be 50% savings rate.  I think in the early part of the career I was 30-40% for about 10 -15 years and then down to about 20% for next 10.  I want to push hard again, so hopefully I can get to that rate.  My main goal is that if I can push down my monthly expenses more, then I my fire number will also decrease to point that I could probably FIRE in 2-4 years.

Thanks, I’ve been pretty slow and steady through these, was 4.5 years to go from 10-100, 4.25 years from 100-250, and I was also aiming for a sub-4 year goal to hit 500, though pretty shocked at the progress from the market this year, I don’t expect the market to keep going at this rate, but if it did I’d be hitting the next one in like two years or less

Keep up the good work!  I could see some really good years help you shave that down, and your doubling every 4-4.5 years is just so great. 

I expect the next race will be about the same for me, but sub 4 years is still the goal.  I do have some drag as I am now in an IRA and not 401k so my contributions are limited to $8,000/year.  I will set up a Self-employed 401k this fall and hopefully have the income to do some serious savings.  This is the last race that my contributions will still have a more significant impact.  I still think I will track only retirement type plans on my way in the next race.  I will work to max it out (which I think I can) and also start the FU money for early retirement that will bridge the gap to RMD's of the retirement accounts.

I had a peak at $513,000.00, but as of today back under the $500k mark.  There is a week to go, but even if it exceeds the race milestone, I will still hang around for a few months just to make sure it holds.

Thanks for the encouragement. I've been sitting just above $500k for most of the month, so hopefully my next post on Monday will be my graduation post. If I'm able to get the pension (still 8.5 years out), our living expenses *should* be less than the amount I'd expect to receive. The rest of this is for cushion, fun, and buying some property to retire on. If I'm not able to go to 20 (at this point, it's my choice as I've promoted into a rank that is virtually guaranteed to be retained till then), our savings will likely fund some type of coast FI with a much lower stress job in an LCOLA, probably in Oklahoma.

That is a great plan.  Congrats on the rank advancement.  If that is officer in Army that is likely Major.  You might on the other hand have a "Don't call me Sir.  I work for a living." position, but either way well done!  Thank you for your service. 

I think my LCOLA would be NW Arkansas/ S Missouri.  Obviously that is close to Oklahoma depending on your site preference East OK versus West it is very close to NW Ark.  The pace is so much nicer in what some say is the fly-over space, but I will welcome a return there.  I am a solid 5-7 years out on FIRE (more FI than RE), but hey I didn't know about MMM in my 20's.

Home estimate has dropped pretty substantially on Redfin, though my mortgage company still estimates it higher.  I've decided to adjust it down to be more conservative.

It hurts to see a NW reduction, but our investments still grew.  So, it's not all bad.

Yeah I’m going to second that, 50%-70% SR is phenomenal, and especially when on a lower salary those are absurdly hard targets to reach.

I barely stayed graduated to the next race.  I ended July 31, 2024 with $503,000.00.  The summer swoon appears to be on, so will still stay here a bit longer.
