We are really only tracking Invested Total as I feel that equity is too much of a guess.  My stretch goal was to get to 120k in investments by the end of the year.  Looks like I might need a new stretch goal!

On the rental front, we have now officially fired the property manager, the leach field has been replaced, the roof, soffit, and fascia are all in progress.  Hopefully, the property will start paying us back here real quick.  We are not sure if we are going to try to find another property manager or not.

Rolled the Odometer over to a crooked number! 

3 years and nine months ago (45 months total), Jan. 1, 2015, I had just broken through to a net worth of zero!  I had just finished paying off over $120,000 in student loans, and for the first time in my working career I was working for the future instead of paying off the past. This is when I found MMM.  Since then life's tried to derail me as I've bought a ring, sold a condo, married, made kids, bought and remodeled a forever home, and more, but I've barely changed my annual spend (aside from the remodel). 

I keep finding fun ways to think of money and savings.  Here is another as I hit $200,000.  If I never saved another dollar my entire life and just kept a 7% return going forward, I already have enough money to retire at my current life at the 'traditional' retirement age of 65.

I completely understand.  I've had more than a few months where i felt the same way, maybe even like im going backwards.  Just keep grinding away at it, it will feel easier after a while.

In some ways I think this actually gets harder and more important the further you are in your journey.  In the beginning, building up savings and paying off debt produces (almost always) a positive gain most months or quarters.  As you kill debt and start putting more money in the market or real estate or whatever, you lose control over the numbers a lot more.

Rough month. All the bills from July came due at the same time, which include several prepaid items that will amortize over the next few months, but in terms of cash flow and present value of assets, not a good one. Even still, managed to get the numbers up. The market trading mostly flat didn't help, but the last few days of the month made the end result look better than it felt.

Late to the party, but my progress has been:

Yay! Finally reached 250k, and I think we will stay solidly there by the end of this month, too, even if the market fluctuates a bit. It's weird to have this much but also, it's not enough for FIRE. It's good to see from everyone else how long it takes. Headed to the race to 500k thread!

Brand new to this forum, this is literally my first post. Excited to see this take off towards 250k and beyond. Started professional career in this country back 2012 at 31 years old, effectively starting from scratch. Super fortunate to have gotten a great opportunity in 2016 that has really allowed me to catch up a number of years in a short time span. My wife has been retired nearly 15 years, she is significantly older than me and she is therefore not interested in planning for the future. This is 100% a solo effort.

I currently max out 401k, my Roth IRA and my ESPP which is pretty much all I can get away with due to S/O not being on board (which is somewhat understandable as she is on a pension already and significantly older than me). I also put about $4400 per year in HSA currently and may consider maxing that out soon as well. We could do with more of an EF buffer but again, she sees no value in it as she considers her income '100% guaranteed'. It is for the most part as the retirement fund she is relying on has done really well.

All done for the month
Oct-18: $149116 + $3500  in HSA which I'm including for the first time. = $152616

Graduation Target is June 2020 but January 2020 is my stretch goal.

Seems that lately your standard jumps are $5k with $10k outliers and for me that too is sort of a mental difference vs 3 or 4k increments. I just recently eclipsed $150k so I hope my trajectory aligns with yours.

Pulled some temp savings to start the T IRA fill up for 2018 - should finish filling it up in October.  So while it looks like a huge jump, 8.5K of that was just sitting in savings and now it's invested. So not quite as impressive as it looks.  Definitely won't have many 14K additions for one month in the future!
