Really only a very small gain this month - but I'm totally fine with that. I am closing on my first duplex today, and closing costs (especially with FHA) are super expensive. I was happy to see that the appraisal came back $12.5K higher than contract price, which accounted for most of the cushion in my numbers this month. Once I get a tenant in, I'm looking at another ~$500 in cash flow each month which should get me to my goal even faster!

I do have a few large purchases to make this month (washer/dryer for both units, refinishing both bathrooms, total about $3K) but then I should be good to go. No other major CapEx for now.

30m and 33f, married with joint finances. All figures are in retirement accounts and cash. Not reflective of net worth since we have a lot of student loan debt that will hopefully be forgiven under PSLF in the future. Apart from cash, rest is in equities (total market and large cap US mostly, with a small % in individual stocks). Have followed this thread and happy to join in on the fun.

Update #5 (tracking 401k only)    It looks like I will stay in the group for 2020.  I am fine with staying around for a bit, but will join the $250-500k group once I am $20-40k above the $250k mark.  No need to flip back and forth when market fluctuations come along.

Happy and a little surprised to see a positive shift this month. I knew I should have been going backwards... I put some more money in a high-risk investment this month. October was a weird month. Early on, I saw some significant year-over-year growth in all of my accounts. However, they ended in the red. In fact, this week I took one of the biggest one-week hits to my investments since March. I can only guess on what happened, but I think a lot of investors are selling off in fear of Tuesday's election. So how did I end the month in the green? Two things: (1) I received a commission check I've been waiting on since May (a VERY significant commission check) and (2) October was a three paycheck months for me.  This let me invest significantly more than I normally do.

All in all, even though my investments were down for the month, my overall value is up going into November.

I have no idea what's coming. The presidential election will have some sort of fallout. The holiday boost is right around the corner. And November/December are usually the most profitable months of the year for my business. But it's also 2020; It's going to get weird, I'm sure.

I still hope to break 200K by the end of year. I'll only need an 11% gain on current levels to hit it and I expect my direct investments to take care of 3% of that. So we'll see! Maybe the markets will calm down after the presidential elections...or maybe we'll see a civil war. Good luck to all. Hopefully we won't need it.

This was previously just my personal net worth, however with the graduation I've decided to move to household net worth, so Mrs. Fiction gets to join the fun too. It makes too much sense at this point, given how intertwined our finances have become.

Background - I'm 35 and my wife is 31. DD is two and we have another on the way this summer. Looking to buy a house around this time next year.

Total joint net worth as of 4/30/2020 is $203,198. We are debt-free outside of whatever is on our credit cards, which always get paid each month.

With some market cooperation, some inspiration and some hard work (and some luck!) We just might be able to graduate this thread by the end of the year.

Tough past couple months.  I also bought a rental property month ago and have been putting $ into that which hasn't helped the immediate numbers.  Income should start coming in in December so that should help future savings rates exponentially.

Unfortunate loss due to the market not really helping me out, even though I was able to save cash while being on unemployment. 30m and 33f, married with joint finances. All figures are in retirement accounts and cash. Not reflective of net worth since we have a lot of student loan debt that will hopefully be forgiven under PSLF in the future. Apart from cash, rest is in equities (total market and large cap US mostly, with a small % in individual stocks). Have followed this thread and happy to join in on the fun.

Just the market hopping around: I did add to investments.

There is a chance I may hit 200K by the end of this year (if I'm able to keep up an aggressive investment plan and the market doesn't lose value).  That's officially my goal!
