Solo 401k for real estate income/business

I have a short-term rental that will soon be registered as a business. I also have a full-time government job with a 457 account and no 401k option.

Can I set up a Solo 401k for additional tax-deferred savings for the income from my rental business?

Does anyone have experience doing a solo 401k for a side gig? How does this work?

I am just starting to look into this so any education/advice is much appreciated.

In short, no, it can't be done.

Unless you're a real estate professional. (If you have to ask....)
