Working with a real estate agent, I did a few things to sell my paid-off condo in 2 days.
1) Timed the listing to post on a Friday before a weekend with great weather
2) Priced it right from the state
3) Cleaned it thoroughly and removed pretty much all of the character
4) Sent my dog to a boarder and removed all signs of an animal
5) Told the concierge so he would be on his A-game when people walked through
I was very fortunate to get an all-cash offer. My real estate agent said more than half of the offers she has been getting recently have been all-cash.
The most important factor I believe was a competitive price.
