Fired The Handyman

Well, I didn't actually fire him / them - just didn't hire him for the last two properties.

I bought two properties this summer (was supposed to relax and golf but need more income for our move to SoCal).

I have been doing more and more rehab work myself.

Last property:

910 SF condo in a building that has some management issues (so got it very cheap).

Paid my reliable carpet guy to re-carpet. $2 a SF.

Paid my painter $175 for a day. He cut in everything and I rolled.

The rest I did myself. The bathroom ceiling was bad - water stains from a leak above. Scraped popcorn. Primed. Put up some textured knockdown (my first time). Primed again (water stains came through), Painted.

New toilet. New kitchen faucet. Fixed garbage disposal. New glass in window. New screen in frame. Closet doors. Electrical.

I put in at least 5 days of work. Now the place is nice and will produce 10 to 12K net a year. Wahoooo.

Doubt I will ever replace the carpet guy. At $175, the painter is worth it as it would take me forever to cut in the place.

So I have replaced almost all of my workers. I feel a little bit badass.

Nice!  I hope to do rental properties in the future, and think it's worth it to tackle those smaller jobs yourself.
