I am one happy debt free camper today, I just paid off my 2nd house yesterday. So now I have a 100% debt free rental and my primary now.

Yes its a rental house, I have 3 more to pay off next. Then a lot more house to buy in the future. But I'm not playing the mortgage leverage games anymore like I used to. Too much stress in bad economies.

Rental (Investment) loan interest is deductible against your rental income though.
That's not chump change, particularly at 25%, 28%, and up tax brackets.
Are your investment loans at high rates?
As a landlord, you must already be comfortable with taking financial risks. Its interesting to see the opposite path taken with respect to loan leverage.
If its simply clearing debt in order to qualify for another property loan, then that makes more sense.
