This morning at 7AM Central, I called the bank to have them close my 5 year CD. It still had a couple of years left to mature, but I did not feel like paying interest to the bank anymore. According to my calculation, I still have $34,716 in liquid assets left after paying off the house. So I just went for it.

Now, I am nervous as hell...I don't know why. I am literally shaking, like a Hillary supporter on November 9th! (Sorry, I couldn't help the election joke...don't hate on me, I am not an American or a Trump supporter).

Only my wife knows about this. I can't talk to my family or friends. They will get the impression that I am rich...which I am not. I am just a good saver. Either way, this is not something I can talk to anyone else about. I have never done anything like this (obviously)...I hope I am somehow not making a mistake...

Please pray for me.

Having paid off my mortgage a few years back with similar trepidation, I am living proof that you will survive this.

That is so exciting!  I'm working to pay off my mortgage but am not this close yet.  You should be relieved to have that debt gone!

If having a paid off house and no mortgage debt obligation is important to you, pay it off and don't look back.  Just make sure the principal and interest payment you used to make is saved and/or invested, not frittered away.  Peace of mind and more savings/investments for the future.

Just curious, why are you nervous?  Forgive me if it's a silly question, but I am still learning about this stuff, and paying off a house seems like an exciting thing to me! My husband and I plan to pay our first home off within 5 years of purchasing it.  Is it a reason to be nervous or anxious?

Congratulations!  That is so awesome that you're able to do that.  Having a paid-off house would give me such peace of mind, knowing you aren't on the hook for anything besides property taxes.  We're chipping away at ours slowly, someday we'll be where you are :)

I'd be more excited than nervous. Lot's of people will try to argue that paying off a mortgage shouldn't be one of the highest priorities...and they make some valid points. But few things feel as good emotionally and for peace of mind. Personally, mortgage elimination was one of the pillars that had to fall before I headed into FIRE.

Carlin, I am nervous because my liquid net worth is going to be dropping pretty significantly. Its just a mental thing. I have no rational explanation for why I am nervous. I just never handled so much money in my life! We only had this mortgage for 1 year, and it feels like I am buying the house with cash at this point!

I am however, very excited about the fact that I won't be paying interest to the bank (why make them richer! :p ), and I could use that money on a lavish vacation instead! My wife and I lived an extremely frugal life up to this point, and we want to enjoy a little bit. I think, not having this mortgage will allow us to have more fun in life.

Also, I am definitely not going to be careless with the money. I will invest it wisely. Thanks for mentioning this.

However, why pay off the house? Mortgage rates are low, interest payments are deductible - we're being subsidized to own the loan. meantime you can put those little green men to work in the (insert investment vehicle of your choice) and make more little green men. If I read right, you'll have liquid NW of $35k, and a paid-off house worth... say $300k (just guessing here to make the math easy). That means you have 90% of your NW invested in a single non-liquid property.

We go back and forth on keeping the mortgage. We have more than enough to pay it off but with a 3.325 rate it's a hard sell to the rational part of my brain, even though the emotional part would love having 0 debt.

There is absolutely no rational explanation for wanting to pay off the house. If I were a robot, I would liquidate the CD and dump the money into my brokerage account and not look at it for the next 20 years.

I made a decision to pay off the house and gain some peace of mind, and be out of debt. I know there is a very good chance that I will make more money if I put it in the stock market, but I just can't bring myself to do it. At this point, the idea of having a payment for 15 years sounds like a huge burden to me.

I know some folks will disagree with the decision to pay off the mortgage. Math is not in my favor here, especially considering that I got the loan at 3%, but I just wanted to get it over with. I am now going to figure out a new goal after the pay off.

I think I am going to setup an automatic transfer for the mortgage amount into my brokerage account because I have maximized my retirement account.

So, my CD is closed and the money has been deposited into my savings account. As soon as I post this, I am going to transfer this into my checking account. Once the funds are in place, I am going to call the bank and tell them to give me a closing balance. I have a feeling that by next week, I should be out of debt!

I did a similar thing with my student debt (australia has much lower interest rates - even with a 5% bonus I took advantage of, probably still would have been better putting it in shares).

The peace of mind of not being in debt is priceless. FIRE is about being able to have a good nights sleep, and if having a mortgage for the next 15 years is going to impede that, hell yeah pay it off.

Might also act as a bit of a motivator as you'll have the extra cash at the end of each month to (more visibly) build up your assets.

I have a few suggestions before you make that final payment.

Go to your local credit union ( you ARE using a credit union and not a thief....uh, I mean bank ) and take out a HELOC.  With the mortgage in place and cash accounted for, it should glide right through.  Once you no longer have the mortgage, financial institutions won't want to lend you money anymore.  The HELOC is there just in case.  We took one out right before adopting our first son and still have it ready just in case (son is 20 now).

Next: You no longer need to make mortgage payments!  This means that you can put that money back into a CD or invest it or buy iBonds or whatever. 

Finally:  Don't tell other people, especially friends that you've paid off your mortgage.  People who live by "money ain't gonna spend itself" will absolutely not understand and you could lose them as friends.  My wife and I have friends who we know from college and have been best friends with since.  They've always made sure that they spend every dollar they touch.  While our house was paid off 15 years ago and we grew our mustache (before MMM even existed......heck......Pete was in junior high when we started living this way) to the point where we've got 2 commas in investments on top of the house.  You're on your way to our way of life where you don't wonder where the next payment will come from ever again nor wonder how you'll pay your way after you stop working.

Congrats! Paying off a home is something that most people never accomplish, and many never even have the intention of doing so. People seem to have strong opinions to this. We paid off our house about two years ago. Yes I could have made more money by investing it and yes I lost some tax advantages. That being said it is one of the most liberating feelings. I wouldn't change it for a second. I believe you will feel great in the long run. Cheers,

I paid my house off a couple years ago as a Bday present to DH after having to making a bunch of excuses as to why I was hoarding cash.  It was great.  I did it the day before, and I was so excited I wasn't even able to wait until his actual birthday. 

By the math, I definitely should have leveraged our mortgage and strung it out at 2.375%.  But I'm happy I paid it off, and I would do it again in a heartbeat, haters be damned.  The feeling was definitely worth a little bit of lost returns to me.

We've been without a mortgage for almost 3 years, and it feels wonderful.  I'll echo the suggestion that you get a HELOC in place just in case a need/emergency arises.  We just finalized one with our credit union this month and it was almost painless.  They had no concerns about us not having a mortgage, so I don't think you need to push to do it immediately.

I also applaud the OP for recognizing that they are indeed BUYING peace of mind.  I'm good with anybody who recognizes what is truly important to them and then goes ahead and purchases it.

I might pay off my mortgage if I didn't deduct it as a business expense, or couldn't itemize, or my risk tolerance dropped significantly.

I'm actually quite ecstatic to 'write' a check each month knowing full well my opportunity cost.  To each their own.

My contentment comes from the knowledge that if I choose to, I could pay the entire mortgage inside of a few days if I felt the whim to do so.  When you can't do that, a mortgage is far more stressful.

Thank you for your advice. I am going to look into a HELOC. I am using a small local bank, its not a credit union, but I will look into getting a HELOC from a credit union.

You are absolutely right about not telling about this to other people. We going to keep this to ourselves. Neither of our families or friends are going to know about this. I am not entirely sure how to break it to them, or what I would accomplish by doing so. More than once, they have told me that I need to spend more on things, that I don't care about, like a new car etc. I remember telling them at the time that I don't have the money for it - which is not a lie. I don't have money to spend on a new car when I am saving to pay off the house! But of course, their idea of buying a car is taking a loan...this goes against my philosophy.

Now, if they realize that I don't have a home payment, I am afraid they will become more judgmental about how I live my life. I don't think anything good will come out of it. So, as sad as it is, I can't share this happy moment with my family and friends. I will however definitely learn to "live" a little :)

Last few years have been spent at home playing video games. Not that I didn't enjoy that, but I definitely want to do more in life. I am going to automate my savings and investments, and have a budget for discretionary spending. This was something I did not have until now. I think I can afford this. I thinking 1% of my take home pay to start off. Small enough to not be irresponsible, and enough for me to buy things on an impulse.

That's the idea! I did not see any reason to keep making payments to the bank when I can easily pay off the house, and then put a very solid investment strategy in place.

STATUS Update - The transfer from savings account to checking account is in progress. I think the money is going to be available by Thursday, and I think I am going to call the mortgage company on Friday. We maybe debt free by next week! :)

I live in a moderate COL and itemize but the interest on my Mortgage didn't really make that big of a difference.  So I too paid off my Mortgage this year.  I "substituted" giving a bit more to charity to offset the mortgage interest.  A win-win in my opinion.

I can't itemize deductions either.  And I'm filling out FAFSAs which make paying off my mortgage instead of saving/investing a good idea.  No one takes that into account when talking about mortgage payoff.

Indeed. They have assumptions about how I live my life for sure. If I were to tell them that I am debt free, they will realize why I drive the car I drive, and live the way I do. It will all start to make sense. Right now, they think I am just a weirdo.

The transfer from online savings to checking account is still in progress. I am hoping it will be completed by today. I am taking tomorrow off from work, so I am going to call the mortgage bank and have them get the proceedings for the pay off started.

It will be sweet once its paid off! :)

That sounds like a lot of work.  My mortgage and savings account were/are with the same credit union.  I called them up and it took longer to get somebody on the line than to get it paid off. 

It gets a little awkward when I get the occasional question on how much my mortgage is or other specific details.  I guess I could just give them what it used to be, but I kind of take a little joy in sheepishly saying I don't have one.

I had gone back and forth for quite a while about paying off my mortgage.  I know many people will tell you that it's "cheap money" or a tax deduction (not for me) but I finally decided that I wanted to crush it.  And after reading through this thread, one thing stands out - every person who has come here to "confess" that they paid off their mortgage is happy with that decision.  I've never heard anyone say they regret having it paid off.  That is really inspiring to those of us who are interested in being completely debt free.

I called Wells Fargo a little bit ago.

They told me that I have to wire them the pay off balance. The balance is going to be $125,193.18. I am hoping wiring the money isn't going to be expensive. The procedure seems more complicated than I expected. I was hoping I could just pay it online. Either way I am going to go to the bank first thing in the morning and try to pay it off.

I have been contemplating this for a while myself before I finally gave in. Now, the idea of having the mortgage for 10+ years seems like such a burden to me! I just can't deal with the fact that I am throwing away interest. I am never going to take the $100,000 I have and put it in the stock market. I just don't have that kind of courage. So my only options are to keep the money in the CD or liquidate the CD and pay off the mortgage. I took the later, and I feel like I did the right thing.

I meant to say that I will not be investing that particular $100k in the stock market. I am currently maximizing my retirement accounts, and I have over $50,000 invested in the stock market. I am definitely not anti investing. I just did not have the courage to liquidate the CD and deposit all that money into my taxable investment account.

First off all, thank you for all the support. I really appreciate it. I am super excited about it (and nervous!). Seeing some of the responses made me calm down a bit. I am at work right now, but I can't really focus. Its happening! :) I am going to be without a mortgage soon!!

Just curious, why are you nervous?  Forgive me if it's a silly question, but I am still learning about this stuff, and paying off a house seems like an exciting thing to me! My husband and I plan to pay our first home off within 5 years of purchasing it.  Is it a reason to be nervous or anxious?

Carlin, I am nervous because my liquid net worth is going to be dropping pretty significantly. Its just a mental thing. I have no rational explanation for why I am nervous. I just never handled so much money in my life! We only had this mortgage for 1 year, and it feels like I am buying the house with cash at this point!

I am however, very excited about the fact that I won't be paying interest to the bank (why make them richer! :p ), and I could use that money on a lavish vacation instead! My wife and I lived an extremely frugal life up to this point, and we want to enjoy a little bit. I think, not having this mortgage will allow us to have more fun in life.

Also, I am definitely not going to be careless with the money. I will invest it wisely. Thanks for mentioning this.

Congrats! Paying off a home is something that most people never accomplish, and many never even have the intention of doing so. People seem to have strong opinions to this. We paid off our house about two years ago. Yes I could have made more money by investing it and yes I lost some tax advantages. That being said it is one of the most liberating feelings. I wouldn't change it for a second. I believe you will feel great in the long run. Cheers,

I paid off my student loans (over 40k) in one chunk and the math wasn't in my favor. Some suggest investing to get bigger returns then the interest. I couldn't be happier I paid it off. Liberated! Excited for you and your journey,congrats!

Wiring money is usually a flat fee.

International is a bit more of a pain. There are a bunch of laws in place now that start from the assumption that an international wire is a scam situation.

Did that in 2003.

10 years after that we were FI... Of course dump the now excess cash into Vanguard stock market ETF's or similar. Avoid lifestyle inflation..:)

With an interest rate of 2.625% I expect to continue paying off the remaining mortgage over the remaining 11 years of scheduled payments at which point I will be 56 and will hopefully be contemplating retirement within 5 years after that.

Since the mortgage interest is deductible (and I still would have itemized without it and an in the 15% federal tax bracket), the effective rate is 2.625% x 0.85 = 2.23%.  I don't remember if state taxes would lower that further.

I used to frequent another money board whether there would a large disagreement over pay down the mortgage vs invest the money.  I think the answer is it depends on your age and risk tolerance.  When you are 30 you want your money in the stock market.  When you are 50-60, you want less risk and seems to make some sense in eliminating the mortgage and trimming back stick exposure a bit.  Plus, for those of you with a higher interest rate, paying down your mortgage could be considered an attractive rate of return. 

If I were to downsize into a townhouse right now, I would certainly take out another mortgage.  But I'm not sure what my appetite would be if I were 55 or 65.  Should interest rates be headed on their way back up, being mortgage free will become increasingly attractive.

And for those of us still working, its nice to know we could get by on a couple of minimum wage jobs if necessary if the mortgage is paid off. Or - if either of us suddenly died - the surviving spouse would still have a roof over their heads. Yes - life insurance - but that has a cost too.

It's too late for this advice, I know.

For others contemplating paying off their mortgage.  Banks sort of insist on a wire transfer when paying the whole thing off, but one technique I've seen is to pay off everything expect $100.  When your mortgage is down to only a small balance, they'll let you pay it off without a wire.
