So, I stumbled across this blog/forum recently, and a lot of it rings really familiar, since I've basically just been guarding against lifestyle drift since the broke days of college. Paid off all school loans (to my parents, high-interest but in guilt only) and a used civic within a year of starting work, moved to Europe, and now at almost 5 years in the workforce without *really* trying, converted all my currencies and added it up, and holy shit...

If I don't change anything, I'm on track to hit 100K USD by the end of next year. I only JUST started investing my liquid assets in anything at all other than the 401K contributions, so hopefully it'll be even a bit faster than that!

Now the question is... what next? I'm toying with the idea of a side-hustle in laser-cut jewlery on etsy (I paid off the class certifying me to use the laser already with commissions from friends), as well as getting serious about programming (android apps are the first target, then... ruby on rails perhaps? python?). I'd also like to invest in a small apartment to rent out locally, to capitalize on the coolness-factor of Berlin right now with expats and startups.

Given all that, any advice from the more follically-endowed?

Sounds like you've already got a handle on everything.
A self made millionaire told me, "pigs get fat, hogs get slaughtered" meaning that I shouldn't try to make too much too soon.
As someone with investment property,  I personally wouldn't buy real estate anywhere but near where I plan to stay forever.   If you envision living somewhere else to raise a family or take care of parents, don't put in an anchor far from there.  Absentee landlord business is hard and not always profitable.  I've seen it go bad for quite a few people.
