Title: Downsizing house to be almost mortgage free!!

I feel pretty f*cking great right about now.  After two years of looking for a smaller and more suitable dwelling for the two of us...WE FOUND ONE!!  And none of this bidding war nonsense either.  It's been stupidly crazy here in Northern Virginia real estate and I'm still shocked we found the perfect (for us) place.

This will leave us:
Approx 200k less in mortgage which leaves a teeeeny mortgage which can be paid off in a few years.
1000sqft less space to heat/cool.
2miles closer to work (which doesn't mean much because my DH still has to take bus/train/slug-line into DC for work)
    but the grocery store, library, CVS, church and a couple of our favorite places are within EASY walking distance - via WALKING TRAILS through parklands!
So far, I've collected $750 for selling excess stuff through Craigslist and still have a bunch of other things that will need to go.  I hope to collect enough to put a good size dent in the new mortgage.

Seriously though.  For those of you getting started on your FI adventure and want some IMMEDIATE success, sell some of your crap ("too much crap" and "broke" seem to go together)!  Smaller, mailable things on eBay and larger things on Craigslist.  Just got some responses for a couple of other things put up on Craigslist just yesterday - wooden room divider and a piece of furniture which will net me another $350.  I also mailed off some old, unused and unloved gold jewelry to Midwest Refineries which should bring in an estimated 1200-1300 dollars. 

I can already see our new mortgage shrinking fast.

Selling things you don't want is a great thing to do to make $. I did this a number of years ago & it really helped.
