Bought this duplex for $49k. Both sides are 1 bed 1 bath. We went ahead and rented out the decent side while I renovated the shitty side.
I still need to add up the receipts, but I figure I'm less than $1,500 in this renovation. Painted all the walls & the front door. Painted the kitchen cabinets. Put on new counter-tops. Bought stainless steel appliances off of Craigslist. And completely gutted and redid everything in the bathroom.
This was my first foray in laying tile, hanging drywall, installing bead-board, countertops, and plumbing but I'm very happy with how it turned out.

I might not have removed the bath tub in case someone with a kid wants to rent. Kids are bathed, not showered. The shower curtain is hung so water will splatter on the floor from underneath. I would fix that to avoid water damage. I really like the addition of the "laundry." Other than the minor quibbles, it looks great. Your budget is unbeatable!

Nice! We are about to start our own DIY mini remodel of our kitchen. New counter tops and tile, removing wallpaper, and replacing some appliances. Our cabinets were redone in the 90s and are white, so they work for now. Thanks for the inspiration!

I had thought about the bathtub thing, but being a 1 bedroom place, the likelihood of someone living there with kids is slim. The shower curtain itself is short, but the plastic shower curtain lining is long enough and touches the ground inside the shower pan lip. I was looking for a stackable washer/dryer which is why I made the cabinet on that side of the kitchen smaller to accommodate that. Then I found a washer/dryer combo that we bought on Facebook marketplace. Thanks for the feedback though!
