Successfully appealed my property valuation

Two months ago, we received our notice of property valuation from the county tax assessor. It was high -- in fact, we were valued more than any other house on our street. I followed the instructions for appealing the appraisal. I researched through the tax records and found three comparable properties nearby and referenced their sales prices during the time period used for this appraisal. About a week after I sent off my letter, the appraiser came out to view our property and agreed I had made some good points. Yesterday I finally received the notice that our appraisal had been lowered by $75,000. The tax rate for this year hasn't been set yet, so I don't know how much this will save us on our property taxes, but I'm confidant it will be at least a few hundred dollars (Property taxes are quite low here -- we pay less than $2000 a year on a house valued about about $500,000).

Wow, good work. We received ours about a week ago. It's significantly undervalued. I am ok with that.

And I envy you! We're close to $12k on a $400k house. Gotta love NJ.

Oh, shit! I was about to post that we pay nearly $12k on a house we paid $928k for that's now worth about $1.3M. As many faults as CA has (hee), property taxes are based on purchase price and increases are strictly limited, unless you do a remodel, which can trigger a new valuation. Otherwise, there's little need to stare down the Tax Assessor. Congratulations on your frugal victory and your low property tax rate, Mtngrl!

Jesus.  My entire house payment (mortgage, insurance, and property tax) is $650 a month.

Just got the results of my county wide, mandated reassessment. All numbers were full market value, with total value listed at $190K.  We had bought the place six months previous, in a hot market, at $238K, which is quite defensible given comparables and current sq. ft. prices on resales. Neighbors are reporting very accurate, to inflated and appealable figures. My only guess is that the assessors decided to dock for the fact that it's a 2/1, which is great, given that it means nothing in this market, where small homes that fit downsizing retirees sell in days. I'm happy. OTOH, in the area we moved from, the economy is still declining, post recession, and a friend just bought a renovated REO  McMansion for $175K. It is in like new condition and 3400 sq. ft. The taxes are $8K based on the pre-collapse value of $370K. As you might imagine, they have hired a law firm that specializes in beating back the wild overvaluations in that market. Hopefully they succeed, since they are overpaying by about $4500 a year.
