Tear in lanolium in kitchen while house is up for sale. Fix or not?

I got a new puppy last month and currently my house is for sale.  The pup decided to grab the lanolium that is around the primary entrance to my house thru my kitchen and tear it back a half a foot so now it "flaps" when the door is opened and closed. Should I just glue it back which will leave a noticable ghetto looking tear as she took about a two quarter size size completly off and left some little puppy teeth marks or just sell the house as is and maybe give like 1k to the buyers if they make a deal about it?  Another option would be replace the floor with tile which I personally think it would make it look better.  The house is paid for but will not sell for more than i purchased it for so any money into it will be a loss.  I am moving to shorten my commute to work costs so I also do not want to spend to much as the whole point of moving is to save money.  The tear is in the kitchen which is where i have always heard can make or break a deal as people love their kitchens.

Your house should look as perfect as possible when trying to sell it so I would get it fixed.  Installing tile may be a good idea but I’d consult with your real estate agent (if you have one)

Can you glue it back and cover it with an area rug?  You can disclose the tear if they are interested in purchasing and offer some money back for it but it will not detract from the first impression if covered in a tasteful way.

I would get it fixed the cheapest way possible.  It doesn't sound like gluing it down yourself is a real fix, next cheapest is probably to find some neutral flooring to put down.  If you are handy maybe you could do it yourself, something like the laminate that snaps together.  Or maybe some vinyl from a discount place would work best, bonus points if you are able to install yourself, or find a handyman to save money over the professional installer.  The tile just sounds expensive and time consuming.  If you can do it cheap then great, but I have a hard time seeing that being cheaper than vinyl or laminate.

Our house is on the market too and we had the same problem  -- our linoleum was shabby and torn in several places.  I installed a new floor using this material:

It took a couple of days of work, but not all day.  It scores easily with an exacto knife and snaps apart.  Might be something to consider. 

Our real estate agent said the same as a previous poster -- the house has to look as perfect as possible.  We are not at 'perfect', but it is pretty damn good.
