Title: What would you pay?

Portfolio of 3 single family rentals (2 currently occupied):
C+ area with below avg schools
total combined gross rents $2,700
The vacant home needs about $5k worth of work
HVAC, roof, plumbing could be hit or miss on all of them

All are located in speculative up and coming areas and close to the city.

Additional information needed at minimum:
Taxes
Insurance
Average vacancy rate for that metro
Median income for that metro
