What would it cost to add a bathroom to a house?
« on: January 14, 2017, 10:40:02 PM »
Assume a modest bathroom with one sink and only a bath tub.  It would be added to a house that is currently about 1,500 sq ft build in the 1950s.

Obviously very generic requirements to ball park potentially doing hat.

A year ago we asked bids to do just that, and one quoted us $35k for a 7x10 which extends our bedroom out to include a master bad and maybe another closet area.  We'd have to extend the roof line, flooring, etc, which is why it came out about $500/psf, VHCOL.  And our construction friend said we were bid a fair price.  We still have to pull the trigger so that's the extent of my experience.

Doing an addition or enclosing a current space? This will vastly affect the price.

All depends on labor costs in your area. I looked into doing a 6x6 bathroom Reno and was quoted $20k including materials I purchase. Works out to about $55 per hour but I doubt they will be working the time I was spec'd.

Adding space or repurposing existing? Is there plumbing nearby to tie into?

This. Adding piping is expensive. Not for the pipe,  but to run it you have to either demo walls or floors or cut concrete. Unless you are lucky enough to have a house with a raised floor - like on blocks or something. Then its just nasty, dark and spidery.

I modified a small toilet and sink bath into a full bath a few years ago and it was about $1500 for materials, I did all the work except drywall myself.

Also assume you will uncover a major problem. Everytime we've done minor repairs something big has come up...the house was only about 20 years old.

Probably $15 K minimum; we spent $30,000 on ours, but it was a substantial upgrade of a very basic bathroom.

Oh my. I finished an entire level for that much money - custom cabinets and everything...

Does your house have a basement or concrete slab?  This will have a huge impact on tying into the existing plumbing.

Wow, a phone plan for fifteen bucks!
