What is your house value per square foot?
« on: September 07, 2013, 11:26:48 PM »
http://www.huffingtonpost.com/2013/09/06/marissa-mayer-most-expensive-house_n_3882238.html?icid=maing-grid7%7Chtmlws-main-bb%7Cdl4%7Csec1_lnk3%26pLid%3D370867

Wow $3182 per square foot.  I thought my $1,111 per square foot was high but then it only has one parking,  This place has 4 so that alone is worth close to $10,000,000 in that neighborhood.  Check how close the neighbors houses are.  Those billionaires are literally rubbing elbows.  Gotta love SF real estate.

My house was recently appraised at $295,000, and the square footage is about 1200, so that's $246 per square foot.

The house to the south is 26 inches away from mine, so we sub-millionares are rubbing elbows as well.  Cozy that way.

This thread is going to make the differences in home ownership costs in different areas of the country absurdly obvious.

$55,700 for 936 sq ft is $59.51/sq ft.  And that only counts the main level not the semi-finished basement and the integral 2 car garage which doubles our square footage.

Our 852 sqft condo was appraised this year at $235,000 - or $276 per square foot.

And that's in the suburbs.

This is in southwest Colorado.  It's a pretty popular town for rich retirees, so the housing is high.

I paid $35,500 for our 1074 sq. ft. house in Jacksonville, FL earlier this year.  That's $33/sqft.  The guys who own several houses in that area told me they would've offered less; they picked up one about the same size two years ago for $18k.

Not exactly sure of the value because this house was last bought in 1970, but I *think* we're somewhere between $60 and $100 a sq ft.

That's in a 2500 sq ft ranch, with that much space again in the basement that doesn't count because of ceiling height.  Also, a little over one acre of land.  All this an hour outside of Pittsburgh, PA.  This county is super cheap to buy property in, there's a 10% vacancy rate in housing.

My $1111 is on the beach outside Waikiki.  Properties on the other side of Kapiolani Park are in the $650 range.  These are both condos. My CA sfh is in the $600 range.

The more important question for someone with Honobob's investing approach is how much equity per square foot does he have?  Also, how much annual cash flow per square foot does he receive?

Hey, start your own poll! But I'll start it off here as I have hobnobs investing approach.  Don't care about equity per sf.  I'll gladly buy at 100% financing with the right terms.  No equity but I control the property.  Hell, I'll take one of dem 125% finances.  For every $100,000 worth of property I control I get $25,000 in my pocket!  Wahoo!

More important to me is equity GROWTH and cash flow GROWTH.  About 9-11% and 6-7%.   But to give you some perspective without doing any complimacated figgering, on one of my properties I have $1111 equity per sf and the cash flow is $44 per sf.

No clue at all on the value, but it cost us $33.69/ sq. ft to build over the last four years. That's house only, not land or barn. We're rural Southeast.

North Florida

Condo bought in 2006 - $100/sqft by the purchase price. But that doesn't factor in the extra expense of condo dues, though not sure how you would do the math on that.

Historic Home in area of town that holds on to value well - $100/sqft when you include the square footage of the garage apartment which I rent out.

$75 per square foot here in North metro Atlanta.

$77 per square foot in in-town Atlanta (between the center of the city and Decatur)

If you go a mile north from me the values are probably triple that, at least.

Just paid $350/sf for a very-nice-but-not-crazy 6-yo single family 4BD+3BA in Walnut Creek, CA (NorCal).

Own another in Palm Desert, CA (SoCal). 10-yo 3BD+3BA single family in a resort area worth $166/sf.

The new one is not twice as nice, but it's three blocks from DH's office. Location cubed, etc.

Oh dear lord I feel shite now. $415,000 for 77m2. I think that makes it $501 per sqft. in your language for a unit in the outskirts of Sydney.

No need to feel shite, you live in OZ!! You can take extreme comfort in the fact that the demand will always be high to be in your area. Sure, the RE market will have its ups & downs, but all you have to do is stay the course and you'll be fine. In ten or twenty years, you'll laugh at how cheap your place was when you bought it.

No need to tell me Diane, I know that :)

It's just that I can't quite believe the real estate numbers that some of these US residents post. Sometimes I just shake my head in disbelief when I read about cars being purchased for higher amounts than houses.

A lot of the value over here is driven by poor planning and poor government. Commutes are so long and cumbersome that people will pay several hundred thousand more for homes closer to the centre of the city.

The price is always worth it.

I can make you feel better - 3 bed 2 bath single family home here in San Fernando area of Los Angeles. Working off current zillow estimate for price and 1700 liveable square feet (not counting the attached two car garage) I'm right at 430 dollars a square foot. Even at the price I bought the place at in 1997, my square foot cost would have been $175.

Edited to add: and I still have a 19 mile one way commute

Southern Sicily: Current holiday flat in small town ~ US$53 per sq foot

For our next property in the region (could be Greece or Italy) in a larger town/city, we're looking for a place under 500 Euro per square meter, so I guess under $65 per sq foot or so.

1. primary residence - $161/sf bought for $95/sf many years ago
2. duplex (1987) - $105/sf
3. duplex (1925) - $76/sf

Duplexes are newish purchases and we paid a little less than their appraisals. the above are appraisal prices.

Chesterfield County, a suburb of Richmond VA

$73 a SF on 2400 SF total.  A diamond in the rough as far as neighborhoods go, not as close to the best schools and shopping (neither a factor for me), but a beautiful neighborhood.
$66 a SF on 1300 SF rental condo in same county.

Compared to the nearby Washington DC area, Richmond has a much lower cost of living.  It's a Mustachian kinda town IMO, sort of like how Longmont compares to pricier areas near MMM.

I've noticed a few fellow Canadians say that basement footage doesn't count.  While strangely this is true...should it be?  I mean, we spend alot of time in our basement - our office, workshop, family room (TV setup), toy play area, laundry, Mustachian Brewery!  If the basement didn't exist - we would need a 'bigger' house.  So, intuitively it makes no sense to NOT count the basement.  Therefore I will!

Our 'triple level' home (basement, ground level, upper level) are approximately 550, 550, 600 square feet (Total = 1700 sq/ft).  Selling price of similar are around 290K.  So, we are about $170/sqft.  That is within Ottawa's greenbelt (i.e. not an outlying commuter community) and biking distance to both Mrs and Mr Ottawa's jobs.

$73/sq.ft. on 1700 total sq.ft. It's actually well above-average for our area, because we live in a smaller house than most of our neighbors, but the house is a recently re-modeled bungalow with a larger-than-average lot and lots of garage space.

I believe this depends on various factors.  If the ceiling is lower than a certain level, which most basements are, then the basement doesn't count.  Then, there also needs to be some sort of emergency exit, either walk out or window.  I think to count it also has to be connected to the heating and cooling, but I'm not sure about that.

The basement question is interesting.  Some RE agents include it, some don't around here.

My rental is $257/sqft in Littleton,CO if you don't include the full, 2bd,2family-room,1bath finished basement or $128/sqft if you do.
