What do you use for Landlord Accounting?

My husband and I own two 4-plexes (a total of 8 units). We close on another 8 units on Monday. So starting Monday we will have 16 total units. We are trying to figure out the most efficient way of doing the accounting & keeping track of expenses, etc. I'm just wondering if anyone has any recommendations. I'm looking for something simple & where I can do everything all in one place. Any suggestions?

Quickbooks is a very easy accounting program. I recommend it over Quicken because the reports are superior. You can download information directly from you bank, use it to print checks, and compile financial statements.

If you want to be cheap and do it on an old fashioned excel spreadsheet like I do, you can download the one I use here for free:

Its the best spreadsheet out there in my opinion.

I'm still using my own excel spreadsheets. I've got two friends in the 50+ unit area that use quickbooks and are happy.
I may try out rentalutions at some point if I get a few more units.
