Vetting a short-term tenant

I own my home, and I'm looking for someone to rent it for a month while I travel. I've advertised on Craigslist and have two good prospects that I need to decide between. I'm planning to ask for payment in full up front, so running a credit check does not seem as relevant as it would if I were counting on a recurring monthly payment. They are also coming from out of town (hence the need for a short-term rental), so I can't meet them in person or show them the place. What factors should I consider and what questions should I ask them to make sure I'm getting someone who will be reliable and treat the place well?

Get a credit score of at least 700.  That is a great start.  Do your own check, do not use their reports.
