Turn tiny home community into a condo association

Looking at purchasing a city lot that has 8 separate legal small homes on it.  This (as far as I know) could not be subdivided - nor would you want to, as you couldn't turn it into 8 lots with appropriate easements, setbacks, etc.

I'm not sure how to even search for this online, but I think it might be possible to buy the property, turn it into a condo association and then sell off the individual units? Obviously, if I went forward with this, I would need a real estate attorney, etc. However, I'm wondering if anyone has ever heard of or done something like this? Or could point me in the right direction for information?

I've seen big old homes that have been turned into 3 condos, so there must be a path - but the info I find online is generic to large developers and doesn't really address what I am thinking about.
