I need help. sigh... I saw a similar post that Arbelspy posted last year but it went unresolved so I thought I'd give it another try.
I'm neck deep in trying to locate an insurance company that will provide me with an umbrella policy to cover 5 rentals, plus my summer home, and primary residence. I'm getting rejected over and over for the reasons outlined below.
I'm currently with Statefarm who has my auto, homeowners, and umbrella. The problem is Statefarm is gouging me on auto insurance which is why I'm looking around for a new auto and umbrella carrier. Side note: for auto alone on 3 inexpensive vehicles and 2 good drivers we are paying $2,200 per year. My problem is that in my quest to find more cost effective auto insurance, I need to find someone willing to insure us on an umbrella too. Every place I have called requires your umbella be bundled with your auto. Below are the reasons they are rejecting us:
Geico - will only insure a maximum of 4 properties on the umbrella
Nationwide - requires we have a property manager for our out of state properties (Michigan)
Progressive - will only insure people who own fewer than 6 properties
Travellers - requires a property manager for the out of state properties
AAA - Can't seem to get a call back from anyone over there
Does anybody know of an insurance company that will provide coverage for an umbrella if I have more than 4 rentals. Some of which are out of state and do not have a management property managing?
