In CA it's called First and Security, because it is NOT the last month's rent.

Upd.
In-laws collected their rent for the last month of July (they are supposed to vacate on 31st), and ta-daaaa - tenants took their security deposit OUT of that check. WHAT THE F%$%#? I think in-laws are just going to close eyes on that IF they move out on said date. But who does that?????
That is eviction notice time! (for non-payment0  I would repeat with the full normal eviction notice, too, asap.   In laws can take them to court for arrears on that, as long as they pay over the security deposit in good faith.  This way, they need to leave the place in good shape.

And, lots of  people try this.  It is one reason why professional services here do not make the security deposit a full month's rent, but some other smaller number, so that it is clear that the final month's rent is owed.

In BC, it's illegal to charge more than half a month's (unless one is also doing a pet deposit). And the last month is free in a no-cause eviction such as this one :)

Goldielocks, their rent was 1200 for a nice house in IL. And security was 600. I consider this an absolute bargain and a good citizen gesture from my in-laws. Yet, here we are in this situation. 7 more days and we'll find out :)

I suppose you could wait 7 days and file the eviction notice for non-payment then, if needed.  I was thinking it was another way out of the tenancy.

Any update? Last day of the month.

My bet is that they are getting out, but have to take a day or two extra because they are unorganized and can't get their shit together.
