Starting Out - Some advice?

Hi All,

I have a question about starting out as a landlord. I know many mustachians like landlording because of the the leverage and potential for good cash flow. But starting requires, well, starting.

What do you have to have down pat before buying your first rental? What books to read? How much of a cash buffer? What type of corporation?

I have the potential to have 50-60k by the end of the year, and could buy a rental. But it comes with a lot of risk, responsibility, and maintenance. How much cushion is "required?"

Also, what are your stories of starting out and how did that turn out?
