I moved out of state and I have a home in Grand Rapids that I now rent out.    I currently don't have ANYONE in the area if I have an issue with anything it won't be fun...   Looking for a means to have an option for help that is local...   A shot in the dark... 

I want to avoid a property manager as I've had good luck the past 2 years so far with a couple minor issues.. but I want to have a plan in case...

I have a rental in Holland, Mi and we moved across state.  At first I was driving back to resolve issues but it became too inconvenient and made the hard decision to find a go-to guy.  I finally found someone dependable and who did good work, but a took some trial and error. 

I suggest getting some quotes for a small project you may need done and establishing a relationship that way.  When you do have someone do work for you, have them document what they do with photos.  I think it's common in west michigan to have property owners that live out of the area and so it won't be anything they haven't seen before.

The other option is property management company but I'm sure it will eat all your profit.

I'll ask around and see if I can provide some referrals from friends.

Connect with investors local to your area, pick a couple that you trust, hopefully you can meet them in person at some point when you're in the area, contract them out on a lump sum basis when required to cross check repairs, maintenance required, check-up, etc.
