Section 8 tenant suddenly leaving

We have a section 8 tenant who has been in one of our units past the initial year lease and moved to month to month.  In December they filed their 60 day notice with the local housing authority.  We went and talked to the housing authority and they said that we will also get a 30 day notice and that usually the 60 day notice is a notice of intention to leave and when someone finds a place then we will get the 30 day.  Yesterday the tenant texted and said they are dropping off the keys Monday.  We did not get a 30 day notice and this is the first we have heard of them leaving.  What do I text back and what are the next best steps?

Next step is find another tenant.

The tenant appears to have given proper notice to the Section 8 office.  Your beef is with the Section 8 office that failed to follow up with the 30 day notice.  Or perhaps the tenant is moving out of the area, and would no longer be eligible in your jurisdiction so no letter was needed.  Talk to Section 8 before you talk to the tenant.

Thanks for the advice Another Reader and others.  We are going to call Section 8 on Monday morning, but did not know if we should try to schedule a walk through before the leave or just not respond to the tenant.  At this point we know they are going to leave and leave it in whatever condition they are going to leave it in.  So we are thinking about how to not poke the bear before they leave.

Do not bother the housing authority people with this. They are going to be VERY busy. Send them a polite text wishing them the best, go find another tenant and wash your hands of it.
