recurrent home inspection?
« on: August 09, 2015, 07:21:46 PM »
While getting the house I am in the process of buying inspected one of the inspectors mentioned that some people get there home reevaluated every 3-5 years even if they dont intend to sell.  I can see some point to this especially if you cant or are unwilling/unable to climb all over it yourself-I am willing/able and will go in the attic/crawl space regularly.  But at ~300$ is it worth it?  Could an inspector really find something that you living in the place did not already know about?  Maybe they could help you figure out if the roof needed replacing before the heater?  Is not spending 300$ every five years penny wise pound foolish?

Waste of money.  If you do hire out the inspection, you don't need all the tedious detail so it should be cheaper. They should also walk you through what they are looking for.  Half the inspection is determining if things are working.

How convenient that a home inspector advised you to get more home inspections :)

I agree with AlanStache, it's totally frivolous.  At the absolute most, maybe you consider having one done just before selling to see what issues you might need to correct, but even then, it's better to just get into contract and then negotiate cash back or price reductions if the buyer's inspection reveals some issue.

Home inspections are great for getting your repair punch list backed by good documentation during a purchase.  But for your own uses, if it's something you think would be beneficial, then let the Google be your friend and perform your own inspection for free.

We're moving into one of our rentals and are having an inspection done. However, it's a crawl space only inspection, which is significantly cheaper. We also are at an age where we don't want to crawl under a house. We're having a crawl space inspection of our other rental because, although it had a mold abatement certificate when we bought it, we'd rather spend $80 to check occasionally that nothing is growing.

Wow, a phone plan for fifteen bucks!
