Title: Property Management wanted in Dayton

Hi,

My wife and I own 12 rental properties in Dayton, Ohio and are looking for any recommendations on property managers. Are their any specific sites or networking areas that you would recommend? Lastly, in the not to distant future would like to purchase additional properties in the Akron/Dayton, Ohio area or invest in a new area in the U.S. Does anyone know any brokers or realtors they'd recommend for purchasing new rentals?

I have some good deals on some in Columbus right now.  I'll check with a friend on the property manager for Dayton.

Try this, but keep in mind there's not really such thing as a "good" property manager - no one cares about your property the way you do.

Out of curiosity, do you mind sharing who? Anybody who does the student neighborhoods?

A partner I've worked with is buying stuff in bulk and rehabbing and reselling.  I will ask if they are in student neighborhoods, I have no idea.

Thanks arebelspy for the contact info.  I'm qedmlr's wife.  :)  Their website looks promising, just the type of company that we tend to work well with. 

We actually have found two excellent property managers in Akron, OH and Syracuse, NY.  They make property management from afar possible, but finding good ones is like trying to find a unicorn.  Meanwhile, a bad property manager can sink you so fast, we've had a few of those over the years...

Apparently on second opinion, got a not as favorable review of that PM.  But I did get two more recommendations:
Real Living Realty Services, Matthew Long 614-273-6040
Eagle Property Management, Jennifer 937-781-9280

I'd interview all three and ask for references and choose the one you think best for you.

Anybody who does the student neighborhoods?

Said they don't have any at the university, closest one they have for sale to a student one would be at 669 Brookside Dr.

I don't know Columbus at all, so that means nothing to me, but maybe it means something to you, or you can look it up to see where that is.

Thanks arebelspy, for providing that additional info!  We've extensively interviewed a whole bunch of PM's, and are moving towards working w/Jon @ J&D Investments.  My PM finally got his @ss in gear and hired some help, but he's got about two weeks to show improvement or he's gone.  Honestly, he's probably gone either way, I'm too busy to be working w/PM's who need to have their ego's stroked...

I've received a favorable review regarding Matt @ RealLiving, but found his contract terms to be really unfavorable.  I think I've spoke to at least 7 companies, and was able to quickly exclude most of them for various reasons.  If only I could design the perfect company and contract!

Would your second, unfavorable opinion on J&D Investments be interested in having a chat w/me?  I'd love to get his opinion, and for the most part, references are pretty useless.  This is the type of reference that I want, the one who had a bad experience and can explain why.  Thanks much, either way!  :)

Hunny, we are doing some background research and came across this old post. Did you end up going with J&D Investments in Dayton, Ohio?
