Hey all,
Question for those of you who rely upon/hire property management companies to manage rentals: do you typically try to use the same company that other owners use particularly in the context of a complex (condos, apartments, townhomes, etc) ? In this case, we are considering using the same company that the owners above us use to also rent and manage ours after we move out.
I'm thinking, and this may be a misconception, that one big pro to this would be that if there are disputes and other issues between the upstairs and downstairs neighbors, the property management company can more effectively manage all that versus having two completely different property management companies vetted against one another. Really my biggest concern at the moment is the noise from the upstairs neighbor - hardwood flooring AND a rambunctious child who storms the house at 8am on the weekends. I suppose it depends on the prospective tenants that would be interested in renting our place out and whether or not the "noise" is disclosed.
I'm just curious if anyone here is or has been in a similar situation and thinks it's a good idea to go with the same property management company especially when it comes to 'close quarters' units. Obviously, pricing is a factor but we don't want to make a decision based solely on the lowest-priced vendor (versus a vendor who is reasonably priced but more importantly does things the right way)

I have a single family rental, we went with the same property management company as our neighbors, and one reason is that they were easy to deal with when we had a shared fence that had to be replaced. Not sure it makes much difference in most cases other than maybe your familiarity may make it easy to evaluate whether they are a good company to deal with.
