Title: Property Management Software

Hello,
I'm a landlord and I'm tired of my current, very manual system.  I'd like to upgrade to a web based solution that provides the following:
- Work order management (anything better than just emails and text messages)
- Expense management (preferably this will log into my rental bank accounts and download purchases)
- Document storage: for leases, receipts, tenant applications
- accept rent and send reminders if rent is past due

Does anyone have any recommendations? I own 4 units.

Propertyware is pretty much the gold standard, and does everything you mentioned... but it may or may not represent too large an expense (since it's aimed at property management companies) depending on the size of your portfolio.

I only have experience with it as a landlord, and not on the PM side of things.  While it could certainly be more intuitive, it does a good job at what you've mentioned.

Thanks for the recommendation. I am a landlord and own 4 units (I've added this info to my original post). I'll check out propertyware although it may be a bigger expense than I'd like to take on.
