Property Management Software - simple solution?

Full time I am a Senior Developer specializing in point of sales systems and financial reporting. Im in the process of leaving that field and doing full time real estate investing and property management. I currently have 11 properties. I found that I didn't like the accounting software available. There are several options that do everything imaginable. But to me they were expensive and overly complicated. They simply did way more then I need.

Well being a developer I decided to just write my own. Honestly, for me it was a rather simple task. I have built systems doing over a million a day in sales. So having to build something to process 11 rent payments and tax expenses was a fun side project.

I showed my banker and accountant to make sure everything was they way they would want it for year end stuff. They loved it and both suggested I sell it. I don't know... I am not sure I want to mess with it. There are a few big players already dominating that market.

So my question to you all is:
Should I bother?
Are you happy with what your using?
Would you want a more simply less fancy system that just does what it needs?


Im think of the guy or gal who has a full time job and started getting into rentals as a retirement or extra form of income. The people with 2 to 30 properties. I don't care about those with 300 units. They have great fancy tools and the money to make what they need. I didn't want all that stuff.  I just want to see my profit and loss in a nice easy layout.

Also interested - free alpha testing available.  And I don't offer that lightly... it's part of my high priced bread-and-butter 'Management Consulting' primary gig.  Managing 'doors' in Indianapolis, and pulling the FIRE trigger very soon to restart my 'Property Manager' career.  ;-)

@frenchsquared You're right, the commercial software is for the big dogs. I've had a hard time finding something for a reasonable cost.

What will your pricing model be? Subscription?

It is free.  I love it and my tenants love it.

Nothing's truly free. Free to owners. Applicants pay the fees, and becomes sales leads to Assurant for renter's insurance.

Did your tenants get renter's insurance from Assurant or 3rd party or none?

Applicants only pay fees if they use a credit card.  If they use their bank account it is free.  I do require renters insurance but they can get it from any company they choose.  The one issue I have with cozy is that it takes about a week to get your money.

How do they help manage the maintenance requests? Do they provide a web interface and a number call, and y do you contact the handy men / plumbers / contractors to fix the issue? OR do they handle it completely?

I would totally be a beta tester or interested in seeing if it is something that would work for me.

I have been having a awful time trying to find something that is easy to set-up without all the crazy "bells and whistles" that I will NEVER use! I don't want something overly complicated. We currently have two four-plexes in one City and two more four-plexes in a suburb close to us. We are closing on three more four-plexes on Monday, 3/26/18. At that time we will have 28 units in total. I am searching Property Management Software that "makes sense to me, isn't too complicated or costly & is well organized.

I like the look of the one you developed!
