WTF Zillow Rental Manager

Just got an email stating that Zillow will be charging 9.99/ week / listing after your first listing for rental properties.  There is a list of states that this will take effect in, but the email is not consistent with their details.  For instance, my state is listed as part of the roll out, but is NOT listed in the details link. 

Looks like they’ve got their heads up their asses on this roll out. 

And this opens up realtor.com and cozy to come in and take a lot of market share.   I will still be using CL, FB marketplace, and Cozy.   I’ll be damned if I give Zillow a cent.

Enh, I was waiting for this to happen. Honestly Zillow rental manager is so good, it was only a matter of time.

Hyperbole gets the best of me.  I will find ways to not pay Zillow, not necessarily cut them out, and would pay only if needed. 

There are too many other tools available for free right now.

I haven’t used cozy before, but isn’t realtor.com just an MLS aggregator? Wouldn’t you have to pay a realtor in that case?

I use cozy for rent collection. I’ve paid a realtor in the past for tenant placement / screening etc with myself doing the final in person tenant screening.  It’s a steep cost to pay the realtor.

Is Zillow that good ?

I’d love to save some money on the turnover by listing myself. Not sure what success I’d have from Craigslist or Facebook so I never tried it.

I also go that email. In the past, Zillow was my go-to site for listing my rental, and although I'll be cursing them when I enter my credit card info, I'll still use the next time I list.

Previous times I would list the property on Sunday and do showings of the property the next Saturday,  so I'm looking at $10 ($20 max). Overall, that's a small price to pay to cast a wider net and potentially get a better tenant.
