Paying rent online
« on: November 11, 2014, 01:15:22 PM »
I have tenant lined up that has asked to be able to pay her rent online somehow.  She suggested that I provide a bank account number for her to set up a deposit to with her bank's online bill pay feature.  Who here accepts online payment and what service do you use to do it?

You could tell her to use her bank's online bill pay feature to send you a check. I do it all the time.

If the tenant is using Popmoney, she can also pay directly to your bank account (so no paper check hassle) so long as she has the acct # and routing #.

You can use https://sparkrent.com/ It is free for the tenant and only costs you 1 dollar.

From an external perspective, in Australia it is VERY common to arrange rent payments by online bill pay features or direct bank transfers (the latter is what I have done for the last five places of residence). However bank transfers, etc. seem to be much more standard and accepted here than in the US.

I have one tenant who has asked to pay rent online, because they don't want the bother of sending checks and are worried USPS will lose the envelopes.  They found out that with their bank, the required info was routing number and account number.  I gave it to them and they made their first rent payment this month online.  It worked.....the nice thing is you see the deposit within minutes of them making it.

When I was a LL in Australia it was pretty standard for that to all be online.  I was shocked here in the US that my tenants pay by check or money order (and when I was a renter here I also had to pay by check, despite requesting to pay online).
