Side Gig Cutting Grass for Landlords

I wanted to share my success creating a side gig. I own three quads and there are lots of rentals located around my properties. When I am at my properties cutting the grass, I often notice that the other rentals in the area have high grass that doesnt seem to be tended to. I dont mind cutting grass as it gets me outside and I like the exercise. Most rentals around me have very small yards that only take 15 minutes or so to cut. Half the battle is just getting over there and getting the mower out which Im already doing to cut my own lots. So I figured why not cut a few more, make a little money and keep the neighborhoods where I am invested looking nice.

I put an ad on CL explaining that I am a landlord myself and specialize in caring for rental property lots in the area, providing reliable, basic, no frills lawn service at a price that wont kill your profits. I got so many responses I literally had to start turning people away and keeping only the jobs I like. I charge $25 for most small lots. The most I charge is $45 for one larger lot.  I even got my stepson to help me out so he can earn some spending money and learn some financial responsibility and the value of money. Later on when he is driving he can run the whole operation himself and keep all the money, maybe even recruit a couple buddies to help out as his employees and take on more jobs.

I have a feeling if I put up signs in my lots advertising my service I would get even more clients but I am at full capacity just from my CL ad. Tonight I cut three yards in two hours and earned $90. Landlords seem to like the idea of someone who understands rental ownership doing the work.

If you dont mind mowing grass, follow my plan above and I guarantee you will get some clients.

Next time you see a "problem in the making" at a rental unit, pass on that info to the landlord, whether they are currently a client or not.

I suspect you might get an even more loyal clientele, new business, and possibly a partner on some investments.

Great points. I have actually received a couple calls from people asking if I am interested in buying their properties but Im not in a position to buy more just yet (8-10 months before I plan to buy another). Its never a bad thing to get to know the other landlords in the area. I may end up getting first dibs on some purchases down the road before they hit the market.

Next summer, when I FIRE, I plan to offer lawn service to my tenants.  Most of them pay 50-60 bucks for mowing.  I don't mind doing it twice a month for 30 bucks a pop.  If 8 tenants take me up on it, for 2 days work per month I will make an extra 480 bucks a month.   I will inform them in the beginning, that there may be a time early or late in the season that they may have to hire someone else, as that is our planned travel times.

Do you have any reliable friends (or friends' kids) who could do it during your travel time?  If I were purchasing such a service, I think I'd be much happier if you told me that you'd be having someone else fill in for a few weeks than telling me I have to find someone for piecemeal work when you aren't around.

I would love it if i had this kind of feedback and know that my lawn guys are keeping an eye out for me.

I could totally see this.

I have a rental 900 miles away -- more a second home we use several times a year; it rents on a weekly basis June through September.

It only needs mowed 2-3 times a season and my rental management agency gave me an estimate to have it done for $300 --- once.

I found a guy who would do it for $60 each time and that included a lot of Round-Up chemical treatment as well.

As someone who mowed lawns as a kid -- remember that? -- I still choked at $60 for about 30 minutes of work, but still worth it relatively speaking.
