opportunity.
Give my current state of unemployment and my desire to gradually learn more about real estate investing, is this a legitimate something?

My guess is it's an opportunity for you to give them money.
If you want to learn about real estate investing I would do research on

and consider joining the local Real Estate Investor Association -

It could be about birddogging where you find them deals and you get a referral fee. They make the big money but you do learn.
