Title: Massive New Construction Case Study

For anyone here who is thinking about building new construction (or is just interested in the process), my wife and I are getting ready to tear-down and rebuild our personal residence, and we're documenting the entire process online.  This includes live video streaming, time-lapse videos, detailed plans/specs, pictures, daily blog updates, budgets, schedules, contractor bids/invoices, etc.

Looks like a fun project and a nice home.  I really like the detailed budget and timeline and hope your hit all your targets!   Most blogs like this don't put a lot of detail in them and you have tons of it. I've flipped multiple homes and have put on large additions, the next step is to build so I appreciate a great blog on this subject matter.

The only thing I would like is a little insight on things you added/deleted pre-construction based on meeting with the architect/contractors as I'm sure these plans had a couple iterations. Best of luck!

If you watch the videos of my wife, you'll get a lot of that.  She walks through the first several months of struggling with the footprint and floorplan, and posts some of our earlier iterations of the design as well...

Wow, $350,000 on top of what you spent for the original house.    Though I assume that's a deal in the DC area.

If you take a look at the appraisal I posted on the site, we're going to have a good bit of equity when the build is done (so, that's the bright side of spending what we're spending)...because this is close to DC and in a great school district, housing prices here are crazy high, unfortunately...

No doubt, it's just always eye opening for me to see what other parts of the country pay for housing.
