Hi all, with mortgage rates being low again, I'm looking into refinancing my primary residence and maybe even a few rentals. I've been searching the web for killer APRs on 30-yr fixed. Then it occurred to me that there are probably lots of folks here doing the same. My hope with this thread is to create a list of awesome mortgage financing options that we can all benefit from. Where are you finding the best financing deals? (Please list term, APR and points, if any.)

Can't speak to their 30-year rates, but I'm refinancing now with http://www.cdmtg.com/Default.aspx at a 2.5% fixed/15 year.

I've had the best luck with Zillow's mortgage finder tool (sort by APR). It fluctuates and I'd been watching for a while.. When I saw I could get 2.5% I decided to pull the trigger.

I haven't looked on Zillow.  Thanks for that lead.  We've been watching rates for new purchases (rentals) and for refinances (rentals and personal).

Thx for the CDMTG tip. Will check that out. Regarding Zillow, agree that is a good source. What I'm also hoping to uncover here are possibly even better deals hidden in other corners of the internet (because Zillow's listings are based on companies that pay to be listed which is, I'd guess, a drop in the bucket compared to what else is out there).

Here are the best I found.

If you have any military connection, Navy Federal has 30-yr fixed at 3.244%, with 0.5 points.

Outside that, FirstCal (serves a bunch of states) has 30-yr fixed at 3.283%, no points.

You're about 2 weeks from the bottom of the 10yr note. I got a fixed no cost refi at 3.25% from a local mortgage broker that I have used to refi 6 times or so

I've used aimloan a couple of times and have been happy with them.
