Incentive to find tenant

In case this is helpful for anyone...
In my most recent tenant turnover I posted the listing on my social networks first with a bounty of $100 if a friend referred someone who ended up signing the lease. Turns out it worked and it was fast and easy too.
I also had another unemployed friend who needed cash give a tour of the house for $50.
$150 was completely worth my time considering I live 3 hours away from the rental and to fill a rental usually requires a few tours.
I'm sure this won't work every time so easily, but this time I avoided travel, hosting an open house and wasting my time on applicants who didn't have a solid reference. Facetime was a fine way to meet the applicant "in person".

That was very resourceful. I have been thinking about moving south and renting out my house. Good to know that a person can manage remote landlording with some creativity.
