Title: How much advertising for selling a special house?

We are selling our house (villa). It is a special house, on top of a hill with a splendid view. Quite big with a big garden.
Our home selling market is a bit stagnating after that the mortgage interest went up. At least, I read articles about appartments that are not selling.

We are next week having the home photografed. The broker wants us to use a new photograf company for the same price as earlier. But this company has more to offer: a social media film of the home, a styling tool where the potential byers can put different colours on the walls, an interactive plan where potantial buyers can move around furniture in our home. According to the photo company, all these items give more clicks and longer times that the potential buyers are in the advertisement.

We would like to sell the home as soon as possible and reach as many potential buyers during the first viewings.
Does any of you have good advice on that it is worth using these extra tools? We are seriously considering the social media film.
Would these other items add a good value?

All of these certainly help.  Lowering the price would do more than all of that combined.  People start with price and if your house is priced just over their set upper limit, they won't look at it.  Once people come and look, that's where staging is super important.  There are plenty of references, but the old....hand between every piece of clothing in the closet, finger between every can in the cabinet goes a long way.  And whatever you do, be gone when people are looking.  When I've looked for a new house, if the owner was home when we came, I'd turn the agent around and leave.

Thanks for your input. We plan to be there, but totally in the background. We will probably stay outside, near the campfire place. People can come to us when they have questions, but we won't bother them or watch what they are doing. We discussed it with our broker and he says people sometimes want to talk with someone who knows the house well, the owners. Therefore we should be in the vicinity.

We think we have a decent price. We think the house will bring in 9,2 and we will go out with 8,95 (currency not important in this case). That is under a round number that might be someone's limit. We are willing to sell for that price too.
