Handling transition from renting to owning

My wife and I are currently renting (nearly 2 years in current rental), but looking to buy our first home this Spring/Summer. Our lease is up March 15th and we are going to discuss alternatives to signing another 12 month lease with our landlord. There isn't any language in our lease about early termination besides saying we would be responsible for all rents owed, so we'd like to have an agreement with them about how to proceed.

What sorts of arrangements have you used to navigate the transition from renting to owning with your tenants/landlords? Which have you found to cause the least friction?

Going month-to-month after lease expires? last year a renewal was sent prior to the expiration of the existing lease.
Signing to a shorter lease term?
Agreeing to sign a new lease by a later date if we are not planning to close by then?
Something else?
